QUOTE(ZeaXG @ Feb 9 2015, 10:56 AM) Maybe can get discount in H2 2015. GST may tone down some of the exuberant sentiment + possible increase in OPR. The chance of OPR being raised is very low with current situation. With surrounding countries adopting loosely monetory policy + Euro QE, reit is supportive by above factor, so there is a limit how low reit price can be. Unless the economy situation falling into recession and with property market plunging then only we can see major "discount" sales on reit. |

Screw u MRCB (and Quill if they accepts this deal)
QUOTE He said although Platinum Sentral, which is 100% occupied, had a yield of 5.7%, much of its rental revenue went towards loan repayment. Disposing of Platinum Sentral would help it “to recycle its capital”. http://www.thestar.com.my/Business/Busines...tral/?style=biz |

Qcapita acquisition of Platinum Sentral will reduce EPS fr 8.76 cents in FY12/2014 to around 8 cents in FY12/2015
Assume dividend @ 95% of EPS, dividend should reduce fr 8.38 cents to 7.60 in FY12/2015 Thus, DY will drop from 6.81% to 6.18% (b4 10% wht) At DY of 5.56% (net), I urge existing shareholders to vote 'against' d acquisition on 12/3 |

My 2 sen worth...
Dividend yield reducing but as price to pay for increasing portfolio diversity and value, MAY be a good thing. E.g. KLCCREIT and AxisREIT net dividend yield <5%, still not ppl buy. |

Anyone of u received the Quill Capita REIT circular on Platinum Sentral acquisition?
Briefly read thru during my morning berak session...it really is a sucker deal Sell, hold or vote no during the meeting? Don't u think the majority shareholders/management would be able to bulldoze the deal through? |

Apparently the lower electricity price is beneficial for mall REITs as they will have lower operating expense, hence possible higher earnings.
Does not affect office or industrial REITs as the tenant pays their own electricity cost. QUOTE Electricity tariff to be reduced by 5.8%. The Government has announced that it will be lowering electricity tariff prices by 5.8% or 2.25 sen per kilowatt hour in Peninsular Malaysia from 1-Mar-2015 to 30-Jun-2015. REIT players to enjoy cost savings. We are positive on this news flow as utilities which comprise largely of electricity cost makes up to between 33%-44% of total expenses for shopping mall owners. QUOTE(gark @ Feb 24 2015, 03:56 PM) Maybe will continue to be low? No excuse to raise it back up after June.. oil & coal prices has not rebounded yet... GST imposed on electricity bill after April... If so, why announced tariff lower for 3 months, which is a strange statement to start with. Hawker foods outside raised RM0.50 as far as I encountered after CNY. |

QUOTE(cherroy @ Feb 24 2015, 05:21 PM) GST imposed on electricity bill after April... I think the government approach a wait and see for tariff revision. 3 months is probably how long Tenaga has hedged their fuel purchase. If so, why announced tariff lower for 3 months, which is a strange statement to start with. Hawker foods outside raised RM0.50 as far as I encountered after CNY. GST is valued added tax.. paid by the end consumer (tenant).. so service charge will recover GST.. wont add cost to REIT Inflation is expected with the fall of RM.. rice import.. flour import.. meat import.. how? Just received Qcapital circular,
Apart from bigger reit size and a little more diversification, shareholders of Qcapital have nothing to gain from the deal, instead may suffer, 1. a little dilution of DPS 2. a little dilution of NAV 3. Gearing rise from 35% to 45%. <--- which I personally don't quite like it at all. While MRCB may have realised profit of Rm300+ million, (edited for wrongly calculated) (Platinum Sentral book value is Rm396.9 mil as at 31 Dec 2013), while the deal is proposed at market price as at 15 Sep 2014), getting 30%+ of Qcapital shareholding in return. I only would vote yes, if Platinum Sentral is one of major hot spot for retail (like Midvalley) and prime office space (like UOA Bangsar), so is Platinum Sentral a hot spot for above mentioned? Is Platinum Sentral have premium and well know long term leasee? (little info apart from mentioning like SME Corp, SPAD) PS: I don't familiar with Platinum Sentral at all. Err...noob questions:
(1) 10% tax withheld from REIT dividends...do I have to report in my income tax submission? (2) The 10% tax can be claimable? But...I doubt my tax bracket lower than 10%... (3) Can just go the AGM empty-handed? Or must bring along the Annual Report? |

Can someone describe to me how most of the AGMs are scheduled like registration, whether got light refreshments before AGM, how long the AGM, any lunch break/buffet provided, how long the whole process etc. Have not been to any AGMs before. I guess if held in 5 star hotels, food might be good?

Finish AGM...makan session...it's all buffet style... My company shareholders mostly aunties and uncles...all resolutions go thru like a breeze...they're there just for the makan session |

Another question about company's AGM? Do they invite all shareholders (even small ones)? Or they have a certain threshold for the number of shares held?

What id your term for 'proper' dividend? How much is enough? And lastly.. how long is your LONG TERM? 1 month, 6 months, 1 year, 5,10,15,20 years? Know your criteria before you invest. Hi gark. Looking at 10 yrs. Div avg more than 5 percent is good enough. Looking at those rm1.00 just to start a portfolio going as a start budget allocated around 3k. Probably every quarter will dump 3k into the portfolio.

Divvy > 5%.. almost ALL reits qualify 3. You can start a portfolio with RM 1 or RM 10 REITs it does not matter, still not understand why the fixation to RM 1 shares? 4. Which REIT do you want to pick and WHY? Question 4 is the most crucial analysis to jump start your REIT investment.. list of ALL MY reits all below. http://mreit.reitdata.com/ This post has been edited by gark: Mar 9 2015, 04:42 PM |

Let's take this easy, didn't count in brokerage fee. With return of 5% p.aYou have RM3K Stock A RM1 STOCK B RM3 Stock A = 3000/1 = 3000 unit Stock B = 3000/3 = 1000 unit Stock A = 3000 X (1 X 0.05%) = 150 Stock B = 1000 x ( 3x 0.05%) = 150 Is just the unit different, your return still the same. If you want to diversify your portfolio with 3k, than just buy lesser unit, the price doesn't affect much as your return consider same %. |

QUOTE(Pink Spider @ Mar 10 2015, 10:22 AM) Thanks for the correction. For REIT, re-valuation gains is meaning less as you can see but cannot touch.. Earnings include property revaluation gains, which I think not so relevant for yield seekers. Yield can only be paid out from realised gains, of which bulk contributed from net property income. DY Yield, DY Growth, DY Stability is the 3 key factors to choose a REIT Other important metrics include net debt %, loan structure & yield accreditive injections Scariest word in REIT is.. rights issue. Hey guys, sorry if I'm a bit out of topic but I'm curious about the Tax law in malaysia.
Some parts of the income distribution from REITs are tax exempted with the other parts arent. If I were a student and I were to get this income distribution, will my parents still be able to claim tax relief of RM6000? |

I think RM3K is fine. You don't wana invest RM1K and pay a minimum of RM10. That would be a 1% fee. |

QUOTE(wodenus @ Mar 10 2015, 11:28 PM) Depends.. People forget there are management fees in unit trusts. This alone makes it more expensive than if you were to buy shares directly. Doesn't it depend on the amount invested & also the management fees %pa?eg. for HLeB - my EOQ (economic order quantity) to get lowest % is around $2.8K however, if i only invest $100, my cost of commission +stamp duty is about 13% one way and if i sell, it'll be approximately double (assuming didn't go up/down) VS mutual funds' 2% OR U talking about loooooooooong term holding for sure will keep forever & ever, thus the additional 1.x% adds up & compounds? IF U are, then let's look at discounting - as in NPV vs Future Value ie. if cost 13% on stocks VS 2% mutual funds, how many years to BEP (break even point)? See - it DEPENDS on the sum invested & % of mgt fees too, right? This post has been edited by wongmunkeong: Mar 11 2015, 11:05 AM |

QUOTE(zDarkForceSz @ Mar 12 2015, 09:43 AM) True there's management fee for funds, but it's only 1.0% to 1.8% p.a.And sales charges...nowadays online platforms only charge 0 to 2% max compared to 5.5% to 6% by banks. For people with small capital and not much time and knowledge, funds are a good way to start. I also started with funds, RM1K initial, every month top up RM100 without fail, when got annual bonus dump in lump sum. Yeah returns were slower compared to stocks (hey, but 6-10% p.a. ain't THAT bad), but it gave me peace of mind and a way to slowly accumulate my capital for stocks faster than FD returns (3%+). Had I jumped straight into stocks with RM1K...how many stocks can I buy to diversify? People with big capital outright will never understand people who (had to) start small. |

Hey guys, a question about REITs. Does the share price automatically adjusts after they distribute their income (dividend) like a normal share?

QUOTE(lonelywalker @ Mar 9 2015, 06:53 PM) Let's take this easy, didn't count in brokerage fee. With return of 5% p.a sorry bro, im a bit confuse..i thought the dividend = no of shares X cents?You have RM3K Stock A RM1 STOCK B RM3 Stock A = 3000/1 = 3000 unit Stock B = 3000/3 = 1000 unit Stock A = 3000 X (1 X 0.05%) = 150 Stock B = 1000 x ( 3x 0.05%) = 150 Is just the unit different, your return still the same. If you want to diversify your portfolio with 3k, than just buy lesser unit, the price doesn't affect much as your return consider same %. In your example for stock B, shouldn't it 1000 X 5%? = RM50? |

Axis REIT's Islamic bond programme or sukuk has been increased to 3 billion ringgit ($818.44 million) in nominal value from 300 million ringgit.
The tenure of the sukuk programme has also been extended to a perpetual programme from a 15-year programme with immediate effect. |

Looking to enter when its around 1.2X If u don't have enough money to build a portfolio, my advice is that it's yet not time for u to invest in stocks.LOL brother, i wish i have that amount of cash to spilt it into various counters but sadly being a student is a disadvantage when it comes to money Use unit trusts or FD as a means to slowly accumulate enough capital to have at least 4-5 stocks to make up a portfolio. That's for investing. If trading, 1 stock also enough This post has been edited by Pink Spider: Apr 14 2015, 10:49 PM |

High hopes for Sunway Putra Place
QUOTE The REIT targets to reap a return on investment (ROI) of 7.5% to 8.5% from Sunway Putra Place once it has stabilised operations within two to three years of the completion of the refurbishment. The targeted ROI will translate into RM75 million to RM80 million of net income a year — which is more than half of Sunway REIT’s net profit of RM126.7 million for the financial year ended June 30, 2014 (FY2014) on revenue of RM227.8 million http://www.theedgemarkets.com/my/article/h...way-putra-place |

When hv cash.. just buy. I hv PROPERTY RENTAL... and its giving me MASSIVE WORK. Tenant did not pay for 6 months. Finally, manage to get rid of the tenant.. now waiting to sell it. Waste time only. Best is just buy REITS. Collect yield. Less hassle. |

I have property problem too, house inherited from mother. Rented out to a company and used to house don't know how many illegal immigrant workers. Company pays rent regularly but damage to the house keeps accumulating and I'm scared the neighbors will complain.

QUOTE(cwhong @ May 20 2015, 11:29 AM) If sold at 1.2per units, u have 5k units how much the profit u get from the trade vs brokerage? Let said u buy buy at 1.16 current price. Qcap. bought 2010 at RM1.00added every year price range 1.08 to 1.04. last added was in 21 FEB 2014. Sold all about 1.20. coz thinking Reits prices will go lower and also, i wanted cash out to buy SG REITS Total about 15,000 units Now Since Pink S mentioned I take a look. considering buy back since got some funds... Overall still profit coz i will be buying lower than 1.20... Brokerage with MPLUS.. o.k la.. small profit but SLOWLY but SURELY.... |

Coz some ppl really are CON.My tenant.. will tell story like.. sure will bank in. Pukul 6 , u check. then next day, will say, by end of week, so ding dong for few months. then after 4 th month, i ask them leave... They finally left after 6th month. Tenant says, he will leave the aircond, contra with the outstanding rental. So,OK la.. Then, on a weekend, quietly took away the aircond and damage the doors... left lots of rubbish behind. See the property also headache already. |
