The chance of OPR being raised is very low with current situation.

With surrounding countries adopting loosely monetory policy + Euro QE, reit is supportive by above factor, so there is a limit how low reit price can be.
Unless the economy situation falling into recession and with property market plunging then only we can see major "discount" sales on reit.

You can dump this REIT. The Yeoh family can issue private placement dilute share holder. Last time retail REIT. No pure hotel.

Got business is attractive. But hotel business are mostly big corporate spending. When time not good we don't see spending for company event will be less in the hotel. Budjet cut...no longer can stay hotel

Went up fr 0.78 on 17/12 to 0.875 last week
Suspect Q4 results must b gud which could release anytime now

U buy them like any other stocks. Just sign up with any brokerage.

the assets owned by the REIT.
what affects them would normally be vacancy rates, utilities (ie. electricity hikes)

most people go into REITs for their relative stability and high dividend yields.

Assume dividend @ 95% of EPS, dividend should reduce fr 8.38 cents to 7.60 in FY12/2015
Thus, DY will drop from 6.81% to 6.18% (b4 10% wht)

My 2 sen worth...

Dividend yield reducing but as price to pay for increasing portfolio diversity and value, MAY be a good thing.

E.g. KLCCREIT and AxisREIT net dividend yield <5%, still not ppl buy.

Anyone of u received the Quill Capita REIT circular on Platinum Sentral acquisition?

Briefly read thru during my morning berak session...it really is a sucker deal shakehead.gif

Sell, hold or vote no during the meeting? Don't u think the majority shareholders/management would be able to bulldoze the deal through?

Apparently the lower electricity price is beneficial for mall REITs as they will have lower operating expense, hence possible higher earnings. laugh.gif

Does not affect office or industrial REITs as the tenant pays their own electricity cost.

I think the government approach a wait and see for tariff revision. 3 months is probably how long Tenaga has hedged their fuel purchase. laugh.gif Anyway it is much better than Indonesia, electricity tariff changes monthly.. according to an unrevealed formula based on coal price, oil price and inflation. Petrol price also changes every 2 weeks.. rclxub.gif

GST is valued added tax.. paid by the end consumer (tenant).. so service charge will recover GST.. wont add cost to REIT tongue.gif

Inflation is expected with the fall of RM.. rice import.. flour import.. meat import.. how? tongue.gif

Apart from bigger reit size and a little more diversification, shareholders of Qcapital have nothing to gain from the deal, instead may suffer,
1. a little dilution of DPS
2. a little dilution of NAV
3. Gearing rise from 35% to 45%. <--- which I personally don't quite like it at all.

While MRCB may have realised profit of Rm300+ million, (edited for wrongly calculated)
(Platinum Sentral book value is Rm396.9 mil as at 31 Dec 2013), while the deal is proposed at market price as at 15 Sep 2014), getting 30%+ of Qcapital shareholding in return.

I only would vote yes, if Platinum Sentral is one of major hot spot for retail (like Midvalley) and prime office space (like UOA Bangsar), so is Platinum Sentral a hot spot for above mentioned?
Is Platinum Sentral have premium and well know long term leasee? (little info apart from mentioning like SME Corp, SPAD)

PS: I don't familiar with Platinum Sentral at all.

What I know is that the leasee mostly is gomen link agencies (SME Corp, SPAD) with some private companies / org like SBM Offshore & iclif

better to visit the place & see who leasee

In terms of absolute price, Axreit is d 2nd highest after KLCC
Other Reits price range fr 0.90 (Arreit) to 1.65 (Sunreit)
I suppose Axreit want to position their pricing below 2.00 mark which is comparable to its peers

(1) 10% tax withheld from REIT dividends...do I have to report in my income tax submission?
(2) The 10% tax can be claimable? But...I doubt my tax bracket lower than 10%... hmm.gif
(3) Can just go the AGM empty-handed? Or must bring along the Annual Report? unsure.gif

3. Bring identification, if wanna be safe bring bursa statement showing you are shareholder just in case they cannot find your name etc...

Can someone describe to me how most of the AGMs are scheduled like registration, whether got light refreshments before AGM, how long the AGM, any lunch break/buffet provided, how long the whole process etc. Have not been to any AGMs before. I guess if held in 5 star hotels, food might be good? tongue.gif

Registration of shareholders/proxies...
AGM...read out resolutions...vote...
Finish AGM...makan session...it's all buffet style...

Another question about company's AGM? Do they invite all shareholders (even small ones)? Or they have a certain threshold for the number of shares held?

Hi gark. Looking at 10 yrs. Div avg more than 5 percent is good enough. Looking at those rm1.00 just to start a portfolio going as a start budget allocated around 3k. Probably every quarter will dump 3k into the portfolio.

as gark said.. it doesn't matter what price the REIT is going for..
if u invest RM3K, its still 3K.. you just get different no. of units.

if the return is 5%.. u still get RM150.

Let's take this easy, didn't count in brokerage fee. With return of 5% p.a

You have RM3K

Stock A RM1

STOCK B RM3

Stock A = 3000/1 = 3000 unit

Stock B = 3000/3 = 1000 unit

Stock A = 3000 X (1 X 0.05%) = 150

Stock B = 1000 x ( 3x 0.05%) = 150

Is just the unit different, your return still the same.

If you want to diversify your portfolio with 3k, than just buy lesser unit, the price doesn't affect much as your return consider same %.

noting wrong ppl made mistake....

You can try to invest from there you will learn...once you bought you will understand what is quality.

Same like finding gf....different ppl have different behavior.

Same to reits.....once you buy and know more reits then you know who and how to choose.

YTLREIT has not moved a lot compared to other REITS but it offers one of the highest yield(constant DPU).

Not broker sell you. Is under your broker search for Odd Lot. That is always available but the charges is totally different. And not always deal, only when there's people willing to match your deal.

It is norm for reit to do so before any newer acquisition/private placement taken place.

As newer investors/shareholders shouldn't "enjoy" the profit before the private placement taking place, so whatever earning generated before private placement proposal should be distributed to "old" shareholders.

Some parts of the income distribution from REITs are tax exempted with the other parts arent. If I were a student and I were to get this income distribution, will my parents still be able to claim tax relief of RM6000?

Still.. a profit was a profit. Also quite defensive given the global nature and established names. Also they had just acquired all the hotels when we were in. So at that time we were thinking "good names + global diversification + good management = good profits".

Depends on brokerage.. look at the min brokerage and the commission % and then calculate it yourself smile.gif

Lowest is about Rm8K (if brokerage is 0.1%) I think.

yea the most bang for your buck would be RM8K and above. but its not such a big difference. I think RM3K is fine. You don't wana invest RM1K and pay a minimum of RM10. That would be a 1% fee.

for HLeB - my EOQ (economic order quantity) to get lowest % is around $2.8K
however, if i only invest $100, my cost of commission +stamp duty is about 13% one way

8k to breakeven the brokerage RM8 fee minimum. But depends also if you can absorb the fee with your profits gained.

yes brokerage do kill the profit sometimes(i buy 100-300 shares each transaction).REIT is a long term play for me,dividend more than offset those brokerages

For people with small capital and not much time and knowledge, funds are a good way to start.

I also started with funds, RM1K initial, every month top up RM100 without fail, when got annual bonus dump in lump sum. Yeah returns were slower compared to stocks (hey, but 6-10% p.a. ain't THAT bad), but it gave me peace of mind and a way to slowly accumulate my capital for stocks faster than FD returns (3%+).

Had I jumped straight into stocks with RM1K...how many stocks can I buy to diversify?

People with big capital outright will never understand people who (had to) start small.

Just keep 1-2 good REITs will do leh... more or less same exposure as holding 8 REITs.. yawn.gif

u see a lot of those tenant moving out one, jao know already lor..

and they not raise the kuci miao tenant, raise big one.. lol..

Almost 10% raise.. maybe to cushion the rising cost la..revenue up, cost up.. dividend same ??
No idea, but i expect q2 to be stronger.. q1 might be weaker due to moving out fluctuation.

Well, bursa malaysia's system always takes the lower price between Buy & Sell. Example, buyers queuing at rm1.4 to 1.45, but if a seller is willing to sell at rm1.40, then buyers at 1.45 will get it first, then 1.44 but they will get it at 1.40.

Both are strong, but I will pick Pavreit due to stronger location and prospect of injection of Pavillion Mall extension next door (due to be completed in 2016).

Personally, i vote for IGB Reit.

Eco KL opening soon beside. Based on the layout for ECO KL retail, probably will compliment IGB's gardens and mid valley. biggrin.gif

If u don't have enough money to build a portfolio, my advice is that it's yet not time for u to invest in stocks.

Use unit trusts or FD as a means to slowly accumulate enough capital to have at least 4-5 stocks to make up a portfolio.

That's for investing. If trading, 1 stock also enough tongue.gif

i started stocks when i started my uni education.$500 is a good amount to start for a stock (although i started with $500 for 3 shares)

also waiting for igb reit to go down to 1.2X(been waiting since last year lol) tongue.gif

Fellow Alaqar investor here. You have to be a little more patient Pink Spider. As Al-aqar uses no e-dividend, you will have to wait a day or two longer for the cheque to come in!

Management has guided that even though units have increased, they intend to maintain same amount of DPS by increasing dividend payout

Hence, about 7+ sen DPS

About 6.5% NET yield

When hv cash.. just buy.

I hv PROPERTY RENTAL... and its giving me MASSIVE WORK. Tenant did not pay for 6 months. Finally, manage to get rid of the tenant.. now waiting to sell it. Waste time only.

Best is just buy REITS. Collect yield. Less hassle.

I have property problem too, house inherited from mother. Rented out to a company and used to house don't know how many illegal immigrant workers. Company pays rent regularly but damage to the house keeps accumulating and I'm scared the neighbors will complain.

Qcap. bought 2010 at RM1.00
added every year price range 1.08 to 1.04.
last added was in 21 FEB 2014.
Sold all about 1.20. coz thinking Reits prices will go lower and also,
i wanted cash out to buy SG REITS

Total about 15,000 units

Now Since Pink S mentioned I take a look. considering buy back since got some funds...

Overall still profit coz i will be buying lower than 1.20...
Brokerage with MPLUS.. o.k la..

My tenant.. will tell story like.. sure will bank in. Pukul 6 , u check.
then next day, will say, by end of week, so ding dong for few months.
then after 4 th month, i ask them leave... They finally left after 6th month.
Tenant says, he will leave the aircond, contra with the outstanding rental.
So,OK la.. Then, on a weekend, quietly took away the aircond and
damage the doors... left lots of rubbish behind.

See the property also headache already.

You need to look at realised earning.

EPS is included unrealised loss.

Also depreciation cashflow that enable company to give more than realised earning figure as well.
