QUOTE(TSOM @ Jan 24 2016, 09:20 AM)
I'm trying to understand the concept of dividend yield.

if the DY is 7%, then the return on the stock (from dividend) is 7%??
so if we invest RM10k, the return will be RM700 per year??

but what about the fluctuation in the price?? how is that taken into account?
to calculate DY, I take dividend divided by stock price. But which stock price do we choose??  hmm.gif

so DY doesn't take into account increase in stock prices?? If stock price increases, DY is lower but the price of stock has already gone up. Isn't that a good thing?
*
There are 2 calculations of yield to me...

(1) Yield on cost
Dividend p.a. / price when u buy the stock

(2) Yield on value
Dividend p.a. / current price of the stock

For long-term holding, so long as (1) is good, I'm fine. I don't really mind the price fluctuations. For a good stock, any temporary loss of capital due to price drop, will be compensated by the recurring dividends.

But if (2) drops too much due to the price rallied too high, I MIGHT take profit and move my money elsewhere.

thanks!

Would you say now is still a good time to put money into REITs, since the interest rates is so high now at 4.5%??
*
That is promotional rate, board rates are still below 3.8% AFAIK.

REIT yield can grow...as REIT earnings can grow.

Temporarily should be cash (FD now got 4.x%).

Eyeing O&G and distressed property stocks...

I find properties stocks become more attractive than reit.
Selling 50% of their NAV.

QUOTE(Pink Spider @ Dec 29 2015, 02:45 PM)
Actually I'm not that worried about MQREIT. Though a mainly-office REIT, most of its properties are occupied my data centres/shared services centre of MNCs. It involved costs and time to move out from one place to another.

I'm more worried about UOAREIT.
*
Now, you tell us why u think it seems a good alternative whistling.gif

Hehe.. for the office side I am not so worried as it has long WALE. But for the mall side any analysis?  tongue.gif
*
Apa tu WALE blink.gif

Mall? It only has Tesco Penang...Tesco quite safe lar...though rental upside potential limited IMHO
Platinum Sentral is more office than a mall...
And if u got the wrong idea, Quill Mall is NOT YET injected into the REIT sleep.gif

Edit: Got it
