QUOTE(cherroy @ Dec 29 2015, 02:25 PM) As long as there is "stability" in term of lease, 8% is an attractive figure even for office space. Much better than individual bought residential that only yield about 2% only. tapi ada wonderful capital gains provided u won't live to see property price collapse

Actually I'm not that worried about MQREIT. Though a mainly-office REIT, most of its properties are occupied my data centres/shared services centre of MNCs. It involved costs and time to move out from one place to another.
I'm more worried about UOAREIT.

QUOTE(felixmask @ Dec 29 2015, 02:57 PM) Ask you put money downpayment buy 1 unit... Now regrezt...fyi, MRT2 passby kuchai lama... any residential or offipz has public transport don't worry. Got ppl will rent. As I know Brickfield mostly old condo is renting rm2k above. And Wangsa Maju apartments macam haunted houses also can rent well, cos ada LRT and TAR College If talk like that, UOAREIT need not worry much, their properties are all near to public transportations This post has been edited by Pink Spider: Dec 30 2015, 09:55 AM

QUOTE(cherroy @ Dec 30 2015, 10:09 AM) I taught Bangsar is one of prime location for office space or no? Those properties at prime location generally will be the last hit. The worry is always those secondary outskirt location. KLCC area and Bangsar are "nice" address to have lar IMHO

QUOTE(TC-Titan @ Dec 30 2015, 10:19 AM) Hmmm PAVREIT wants to buy Intermark. HLIB on PAVREITIntermark is more offices than mall. And the mall...is quite empty. Only to cater for the office crowd. But plenty of room for AEI to create more retail spaces. Been there quite often recently for meetings.

QUOTE(TC-Titan @ Dec 30 2015, 10:54 AM) A more detail article can be seen here PAVReit - IntermarkI agree that the Mall is quite empty. I wonder what are they going to do with the place to attract more walk-ins and make it close to a 100% occupancy. Is the GRR of 3.1% normal for retail units? Ini I cannot comment, I don't have that high level of knowledge. Maybe u can compare to IGBREIT?

QUOTE(changshen @ Dec 31 2015, 09:04 AM) How to compare Intermark Mall with Midvalley (IGBREIT)? Different League... Midvalley full house every weekend after 11.30am....Even Weekdays also busy during lunch time and now year end almost full every day!!!....No match man Intermark u can compare with The Weld Jln Raja Chulan. i think they will only do well during Office Hour...Weekend people either in Pavillion Mall or KLCC for KL area or Midvalley for slightly out of KL area. for PJ / KJ / SJ / Sunway / Puchong they will have their own mall....seldom will go out of these area. If people staying there really venture out i am very sure their destination is not Intermark Mall....it will be KLCC, Pavillion, Sg. Wang, Lot 10 or Midvalley. Betul Intermark mall...only for lunch office crowd. Mana ada orang purposely go there shopping
