QUOTE(cherroy @ Oct 15 2015, 10:15 AM)
You can't "cook" the account, if the earning needs to be distributed, I realised it when there were a number of accounting scandals happened in the past.

Since then I like even more on reit and company that always give big chunk of profit as dividend even more.

Yes, you have a point, I also like to see reit has little borrowing, but if so, they become no different with ordinary property stocks that yielding at 2~3%.

Without some leverage, it is almost impossible to get more than 6~7% yield on property.

Pure and actual/net rental yield out there is ranging from 2-4% only, as rental is not catching up with the property valuation.

UOADEV dividend yield 6% rolleyes.gif
probably the only listed property stock in net cash position

the average forecast DPU from the IB reports i monitored is 8 sen.
*
That is rounded

Latest divvy is gross 4.4 sen
Its divvies have been on a strong upward trend

If annualised, 4.4 sen x 2 x 90% / RM1.30 = 6.1% net yield

mahsing is now also in net cash position after it let go the landbank acquisition plan, with yield 6% according to IBs average forecast.

But they're generally more aggressive than UOADEV

In such gloomy property outlook environment, I think safer with UOADEV wink.gif

MV should be quite steady ...  flex.gif

CMMT is more or less expected.. the NPI growth of 18% is misleading.. did not account for Tropicana city PP dilution..

SWP is registering 28% reduction in rentals ..  and occupancy fell further from 94.7% to 91% ohmy.gif

Their other malls are still doing ok..  laugh.gif
*
Yeah, should exclude Tropicana results for true comparison

what is the yield for klcc if entry price is 6.80?

i check i3, i'm kinda confused.  rclxub.gif
*
Don't forget, it's a stapled security...KLCC REIT + KLCC Property

If u look from Bursa announcements, u gotta look at divvy announcements for BOTH and add 'em together

Latest 12-months divvy total is about 34 sen

If RM6.80, (net) yield is 5%
