Emm.. KLCC.. yield...  sweat.gif

Pavillion.. premium products.. dont hold up to recession..  sweat.gif

Thinking of MRCB mall.. but went few times.. not much shoppers.. mostly people pass through to sentral only.  sweat.gif

Creosus REIT looks sweet to add more.. 9.22% gross yield.. tax free.  icon_rolleyes.gif
*
U mean the one at KL Sentral? That is Nu Sentral...

It's not under any REIT yet...the same applies to Quill Mall...though many expect it to be pumped into MQREIT in the future...

KLCC REIT also got Mandarin Oriental, KLCC etc, so it's not a pure mall REIT...
Yeah the net yield, 4.8-5% only...I also reduced my position to a very minimal amount...when above 5% baru top up balik

Already mention on other thread.. sunwai's putra mall is dying n will affect rental yield as the tenants cnt last tht long at the current VERY BAD performance..

On a side note, summit USJ hope they maintain those mid low end tenants as competition will stiffen up when da:men is up.. they shld shu those hookers away btw tongue.gif

Ada... at higher floors... actually quite scary.. lots of foreigners..  sweat.gif  I think already kena raided few times masuk tv...

Summit USJ is a dead place, as much as they would like to improve it, those small small shops give the place a cheapo look.

Although living very near it, i went like 3 to 4 times only

Damen doesnt look like gonna do well in future.. the front n side road jam at all hours... shakehead.gif

With mall REITs, u really need to monitor...

A prime mall can go dead in a matter of a few years...

MV, Gardens, Pavilion and KLCC should be quite safe

Its the sub urban/2nd tier malls esp Selangor that is quite risky

The yield... not exciting enough..  yawn.gif

At this environment, 5% net yield is considered decent lor blush.gif

U want 6-7% net, gotta go for office REITs like MQREIT and UOAREIT

Historically the rental reversion for KLCC-SS is quite strong, can expect 3-5% p.a. divvy growth smile.gif
