Also, reit transparency is very clear, no hanky panky on account book, any bad or good, instantly show up, but a growth stock can have accounting creativity to look good.

It depend on what you are looking for, reit investing is not the same as other stock investing. So they have different strategies..

For growth stocks as you mention, looking at increasing EPS is the goal, but for REIT is more or less like investing in property, we look at yield, rental performance and discounts to nav.

Stocks can go to hero or zero, reit is basically a property, even if no one is renting.. ie no income, there is still value to the buildings.

The only difference between reit and property is one is real time (more heart attack moments) and the other one is less fluctuation..

BTW, I invest in growth stocks and dividend stocks too..

according to current environment, to give a spread of 2% (from net yield) for excellent asset class, 3% for moderate asset class, and 4% for high risk asset class. i have the followings of today's closing price.

sunreit 5.4% highly overvalue (target 6.5%)
hektar 7.1% slightly overvalue (target 7%)
mqreit 7.3% moderately undervalue (target 7%)
igbreit 5.6% moderately overvalue (target 6%)
pavreit 5.8% overvalue (target 6.5%)

Recently only market start to show a bit of interest.. my average is 73.5.. 

But tell you.. the properties are a bit higher risk... so do your own due diligence before invest

Hi, i know that to sell off a certain stock that i own, there's must be someppl willing to buy it, so when i list the price on there, i will join the queue and wait for someone to buy it.... I am wondering how to sell off reits ? can i just sell off the reits  and get money instantly ? or nned to enter the selling price and wait for the ppl to buy it just like stocks?

so, still need to enter the price that i wish to sell and wait for ppl to buy it ?

Hi, newbie here, I was planning to invest on SUNREITS OR IGBREITS because I heard my friend mention it has consistent dividend for quite a number of years.

I understand how REITS works (how occupied is their property, etc)

But when I have a look at the REITS chart, majority of REITS IGB, SUNREITS, PAVREITS all is actually an uptrend which I highly against to buy when the particular stock is in uptrend. I do believe whatever comes up will come down.

Any reasons for you guys to keep buying REITs when it’s keep increasing in price?
