Fed increase 0.25%... an overblown story which has no actual consequence..(except market roller coaster)

In other parts of the world.. Japan just moved to negative interest rate, Euro is also now on negative interest rate, China is lowering their bank reserve rate, Australia is planning on lowering interest rate and Indonesia lower interest by 0.5% recently..

Malaysia? Budget reduce KWSP contribution... all to boost liquidity and spending.. not surprised BNM will announce reducing of interest rate soon.

If the divvy dips below 5%.. will sell all..

MGS yield has fallen from 4.4% to 3.95% in 2016, but it will not be justified that Reit yield falls from 6% to <5%.

Currently is fairly valued, look at the yield of pavreit and axreit previously at the same range. When it was previously at 6% divvy, it was undervalue. Now if the divvy falls below 5%, then only it will be overvalued.

Yup.. waiting for SW bleeding to stop first then only will enter. Now Q on Q, the rental revision for SW keep coming down..

If to breach gross yield of 5%, the stock need to be priced > 1.63

BTW... Japan now have negative interest rate. Yes! Bank charge you to put money in there!

As a result, all japan REIT shot through the roof.. J-REIT is now yielding average of 2% only. Cost of loan is only 0.7%-0.95%

Maybe due to that, now all the foreign REIT investor all come here to get more yield. 5% is better than 2%.. no?
