MQREIT gearing close to SC limit of 50%...40%+
UOAREIT gearing much lower

MQREIT large single tenancies - lower turnover of tenants, but one tenant lari, huge earnings impact
UOAREIT make up of many small tenants, high turnover, but negligible impact
