Below is an example
Dividend : 5%
Ex date : 18/9
Entitlement date : 22/9 (take into a/c T+3 settlement)

To entitle 5%, buyer must buy by 17/9 n can sell from 18/9 onwards

Gud Reit can offer lower yield as compared to not so gud Reit need to offer higher yield to attract investor
