i dont know about other agents, i made it clear to all my customers that the mall will not be completed at the same time.
hence the bridge to MRT station will not be available until the mall is completed.
maybe other agents over-promised some stuffs? idk
but from my POV, they are doing everything according to plan as of now, or even better
below is what they stated in early stages in their "FAQ" file

**mall will be completed within 10 years from launching
**residence will be completed in 52months time, despite the delay for MCO, they did a great job in my opinion
**flyover was always a "proposed" thing, and always never promised when it will be done

everything stated above was exactly what they wrote in the "FAQ" file

flyover is actually combined work with Government and Developer, half half
