My view on Meta City.
Advantage:
- Next to MRT.
Nearest MRT station is previous Petron Station near to AEON Equine and 16 Sierra Sales office. Both of this station will not be operation when this MRT commence. Hence, Meta City MRT is the only station from AEON Equine towards 16 Sierra (approx. 4.5km).
2. Access into Meta City.
Meta City can not compare to the existing AEON Equine. AEON Equine is middle of the Jalan Putra Permai. People who passed by the LDP will not have any thought to turn into AEON Equine. But Meta City is just next to the LDP which has visibility to the crowd pass thorough the LDP (of course from Puchong towards Putrajaya/Klang).
2.1 Meta City is investing into the u-turn flyover on the LDP from Kajang/Cyberjaya/Putrajaya direction. It will have a direct access link bridge from the u-turn flyover into the Meta City.
2.2 Imagine, when you taking the flyover back to Serdang direction from LDP, would you have a second thought to stop by the mall if there are massive jam in the Serdang, or along the Jalan Putra Permai?
2.3 Would you have bigger chance to wandering around the Meta City shopping mall? If you are taking MRT after work, you may likely drop off from this station if you are staying at the location along Jalan Putra Permai, Paragon, O2, d'Alpina, 16 Sierra, Taman Tropika and more.
3. Neighbor Townships
3.1 Cyberjaya - Majority of Cyberjaya occupant are students. Most of the student have a lot of free time. It is only 2 or 3 station away from Cyberjaya from Meta City. Possibly student may want to shop at the new mall as the D'Pulze in Cyberjaya have been there for few years. Or even rent a room/unit in Meta City, as they have nearer distance to town and easy access to Cyberjaya. Especially student stay at Garden City, difficult access to MRT, no mall, and far away from Cyberjaya center spot.
3.2 Puchong South - Residents in Puchong South like Tasik Permai, and etc, may have stop by this mall, as IOI City Mall is further distance.
3.3 Resindence along Jalan Putra Permai - Likely the same to Puchong South.
4. Future Neighborhood Township
Opposite of Meta City, there are 2 pieces of empty land.
4.1 Nearby d'Alpina - This piece of land currently occupy by MRT storage. It belongs to IOI. IOI planned to have commercial development (shop/mall or etc) on this land, name IOI RIO City. As I foresee upon Meta City have build or change the current ambient on this area, IOI will build some mall high rise commercial to grab some market shares.
4.2 The current O2 - There is no development announce from Plenitude after the O2 VP. If Meta City and IOI build up the ambient of commercial area at here, O2 will be the follower.
Disadvantage:
Meta City success is really highly dependent on its shopping malls. Without the shopping mall, all above mentioned will not likely happened.
-Ioi city mall phase 2 in progress , will ioi build another shopping next to Taman d’Alpinia?
- now entire klang valley is over supply of “ shopping mall “ , so .. who will come to do business ?
- developer no experience to handle and manage shopping mall at all .. important is are they cash rich type of developer . 🤭
- do u know how many integrated project link to MRT ? And not all doing well .. example : sunway velocity , from outlook it doing well , but please check with those retailers... they may replay .. almost DIE
Anyway above just my personal view ..
