At least at the opposite side of ldp, setabak kopi is about to complete. Back to meta, later mrt2 will be in operation...
But to wait for this mall and the flyover bridge...neck also becomes longer already...

With MRT2 running now, does it really really help for rental of this area? Is there a higher rental demand trend of this area?

The strategy to "build mall later" used by dev can "mitigate" risk (from dev perspective) in case resi not selling/doing well. Dev has the "flexibility" (per its agenda) to decide when to complete the mall
From an investor perspective, if dev is not demonstrating the effort of having a mall first to bring up the resi/vibe, it is perceived a bigger risk of investment. What's more this is an leasehold resi where value depreciates along with time. Hence, it is common to have hesitant.

This location is currently a little off the ong grid. Buying for own stay is a choice. No problem.
But buying for rental play is not suitable for now. Yes there's a MRT station. But where do tenants work? Siberjaya? The two stations there are not really a walkable to most mnc companies. Unlike KL Sentrel where many MNC companies are within walking distance with dedicated walkway/walk bridge, the mnc in Siberjaya are located "sparsely" and not centralized. So tenanted who work at those companies will need "extra mileage to office" once they get off from the two MRT stations
KL area? Then why tenants wanna stay here and not somewhere closer to city eg CSL, Kucai, Sg Busy?? Why do they wanna commute longer time every day?
If one will say the mall will be the catalyst. Then which mall of this area is really happening? Can fight with 101 Siti Mall? D Pulza mall??
So what's the critical factor that really bring up the rental??
Plus, the rental of this area now has yet picked up dispite MRT is running.

When l passed by at night on the LDP, l saw light on all the parking floors and light on staircase of every floor.
Just that l have yet seen any light in the unit. Let's see when there's light in the unit.
