- Sierra residence (next to giant ) : soon to complete, still got 20-30% unsold unit

Really big question mark for this project “ Meta City”.. how it can invest? 🤔

Property market around Seri Kembangan seems to be in excited mode for the newly launched Meta City by Villamas. The question is, what impact it brings to the surrounding property and market as a whole where the area already have many finished and under going projects? Do Sfera Residensi (newly VP service apartment by YNH), 3 Elements, Zeva have an impact by the latest news?

I think if the mall is there and the office tower is there then it will help out definitely.

But looking at O2, their initial plan of the mall have to change plan to education center if not mistaken... But good also as bringing in different crowd.

With the MRT2 station right upfront, I do think this will change the mode of focus in these area. But bear in mind the traffic gotta have a change too. Expand the road and add in one more exit and entrance at the back to cyberjaya & Putrajaya
This will definitely bring the whole area up

You do have good points there! I also like hear from your comment on YNH's Sfera Residency right opposite of Atmosphere (a dead place). What is your take on this recently VP project?

Atmosphere is now not good business because the MRT2 project block the view n access. Once done it definitely will be great business
Sfera is a good project but need time to realize the appreciation as also now time is not that good. Eventually it shall be good once the MRT 2 is up n running
So if Meta City is on and with mall, here definitely is a boom area

along the whole MRT2 line still alot of gap to fill up.
meta city, sfera, 16 sierra, skypark, cyberjayacitycentra.

i would rather suggest you guy to go for Cheras line, which already have existing demand and future prospect(trx,bandar malaysia).

have you visit the mall before?

I been there during weekday night time and also weekend. Not to say the crowd is fantastic, but their supermarket session quite good crowd and some F&B doing not bad..

Wong Kok u need to Q sometime during weekend lunch or dinner.. KFC, Sushi King also not bad.
Last Sunday i had bradfast in Old Town.. 10am morning, ppl already waiting to open and within 30mins fully seated.

Maybe i dont go there lately

for me a crowded mall is u cant find car park easilyhave difficulty finding car parks

we dont need to compare with Mid Valley, Sunway Pyramid, what i see a good neighborhood mall is like Leisure Mall

or can i ask this mall more crowded or Cheras Selatan Aeon ?

of course , but maybe like year ago

i do have property near putra permai, so last time drop by here

if u saying lunch time need to wait, i think is normal. places like Nu Sentral or Avenue K @ KLCC lunch time certain F&B also queuing up.
