they now singing the song " a township needs more time" SEH1 song

for SEH 2 song " a township which need decades time"

see the demands lar... when SEH1 launch... bukan main lagi... all the midnight line up... with tents ... no sleep... cheque all prepared... now.. what happen? got see ppl line up with cheques to buy SEH 1 upon vp?

now all also line up to sell... advertise berebut rebut to sell... not holding 1 unit many are 2-3 units above... (claims ownstay, weekend house lar... semua bagai alasan) now SEH2 same ppl come sing the the same old songs

answer is obvious... investors a lot... could highly be from setia alam... failed... SEH 1 failed... SEH 2.. haizz

ah.. very fair assessment... SEH should have advertise when they are selling... long term investment ... like 4-5 years after VP... that is like 6 to 7 years... sounds better...

and the selling price start ard 350k to 450k... maybe lor... ini terus 400k then 6xxk some 7xx in EM..

4-5 years of holding in SEH 1 first badge is 400k entry...

that converts to 2.5k installments plus maintenance (u know SEH hao lian G&G)

2.5k (not include insurance and others) x 12 = 30k

4-5 years = 30k x 4 /30k x5 = 120k to 150k.. and increase of 3 % yearly .. profit or not pun tak tau..

my layman calculations... but you are free at will to buy and invest long term... I am flexible man... you know... biggrin.gif

takkan u park ur honda in SEH there maa... so few ppl staying.. not safe...management issue arise..

next shops, amenities problem... less occupancy draws less ppl to business...

tolls is another problem lor.. most expensive

dis one i agree.. ppl tend to diversify their investment... agree...

but the thing many buyers are buying following the herd... esp youngsters.... without thinking all in for investment.... and these ppl are relying on the proceeds of flipping to buy their dream house... or next better house...

it is certainly no longer probable of the idea of flip and later buy the house you want.. imagine those can service loan hoping to flip and buy others... stuck how long 7 years man...

those cant service... tak payah cakap... dai sei... flip.. 7 months coming di...

I am.. it is because of hard earning, we dont simply put money into properties exp SEH 2.. This locking up for the next 7 years how sad man...

if you are buying for ownstay.. then be fair all lost is worthy it.. for investment for rich ppl they dont give a 2 about it .. but for those buying investment yet hoping to flip... then all is lost... lost of time, hope, and enjoyment.. working hard just to follow the herd.. not sth that you want..

well exclusion for those who treat SEH as their homes... obviously 90% of them are not... even my seniors also cheath me... buying to stay in semenyih... ceh...
