this new service residence is good for investment? located in the heard of malacca city with price for RM450/sqft

I just bought this property few month ago and hope it would be good investment for me

Melaka is always slower than Klang Valley..but this location is good. Entry cost is relatively low. So...shd be ok

2 month ago when i go there, they just finish piling part. consider fast construction.
I hope developer keep their promise to manage the unit after complete

package offered is very attractive. fuly furnish it mean can move in directly upon vp ?

some correction. booking not RM3K but RM1K only.

concierge service mean developer will help you manage your unit like hotel.

yes after vp can directly move in

i think its a bare unit.
fully furnished needs to top up another 100k (2 room unit)

Not GRR (Guarenty rental return) but the developer will help to manage your unit like hotel. They will take 20% from rental profit per month. They will contsct their agent to advertise your unit for rent like hotel.com booking.com and newspaper and others

Interesting right?

There are dirrefent package for furnished package
Cheapest as i'm not mistaken is rm60k

I intend to get a unit, 1 BD, 689 sqf. Current purchase price after discount is RM373k or RM541/sqf.

Do u think:

1. it is still a good entry price?
2. Is tis property worth investing?

- will the seaview be blocked by other development?
-how is the developer risk?
- the progress of Memory Melaka city and other mega projects
- potential of investment in Melaka
- view on the project, eg price, location, facilities, finishing, tenants demand..
