relatively, yes it is cheaper, that is bcos for its location, not the prime of Ara Damansara area and higher density
some older subsale with bigger BU can be found around Kelana Jaya

The pro of Pacific Place
1. The closest condo to Ara Damansara LRT Station. The rest projects is not walkable.
2. Integrated development with service apartments, shops, soho, mall all in one
3. Once the LRT station is completed, there will be direct access to Old airport road
4. Fair psf among all the new and currently under construction condos. Ignoring other older condos such as Puncak Nusa/Seri Kelana, Aman/Crimson etc. H2O, Potpourri, Verde, Werdana, AraGreen etc all at least asking at least RM650psf.
5. Reasonable maintenance/sinking fund at RM0.22psf
6. The unit is very good workmanship.
7. Mall already secure some good tenants
8. Potential rental from student markets (HCK has some GRR scheme on block Jazz, G and H)

The cons
1. Apartments-shops. Not cup of tea for some ppl due to privacy and crowds issue
2. Small facilities (pool) and lobby. However, do note the facilities only shared with 200units.
3. Leasehold condo

It depends on your criteria and whether you can accept the cons.

Happy buying!

Cheers!
