First of all Bear2 Wong had Brother & Sister.

Second his PAMA land is shared by 20+ owners as at now (this number may growth if some owner pass away), the land are not partitioned so is there also issue who own which part.

To have to bubble deflate even slowly you need.

1.) Recession - the country need recession something like 2008 where a fraction of economy get into trouble, pay cut, retrenchment, business turn bad (boss need burn money to keep operation on going, certain outlet closed down), not talking about bigger one like 97, but a smaller one, this would make owner need to sell their property on hand quick, or buyer chickened out as they may not have same income in next few month (so less buyer dares to commit unless price is really way below their ability even get pay cuts or get another job with lower income).

2.) Riot - a massive one (which i don't see any potential on that).. tongue.gif


So far massive supply did not bring the price down as people still have job Business still running so people can continued to pay mortgage, they will keep until last minutes before they collapsed, even the property get foreclosure they are too not worried as Bank may help them sell at a profit price after minus their debt with the bank, in fact now we are in a situation that owner refused to sell unless a really profitable deal is offer to them eg. ++ from market price as they cannot buy back the same after they sales.

End of the day as long as price keep going up, no way people will easily let go such golden egg laying goose, in fact our price are far from un affordable, base on current income & property there is easily another 50% of growth space meaning Property like OUG Parklane, mahkota residence, suria residence & One South need to go to 600K, Green Terrain 900K-1M this may cause the sales to be slowing down, to have it deflate then maybe another 25% like 400K property 750K & 600K property 1M above.

So is still far from price deflates.. whistling.gif
