The risk of sinking is always there so it depends on how well the developer has conducted the foundation works. The question is do you want to take the risk by buying this prop?

In a typical condo, the building is rested on the piles and not on the land surface. Typically when developers construct condo, they will drive piles into the ground and then perform load test. And then the entire condo structure is rested on the piles, not on the land surface. So even if the land sinks a bit here and there, as long as the piles are in place, the building is OK.

In typical terrace houses, will they do condo type of piling and heavy load test ?

I would say in the decending order of importance :-

1. Wrong strategy and launching the projects not on the right time.
   
    Only super good deal will make people commit.

2. Small land and BU size.
   
    For this size, people would rather go for a condo.

3. Ex mining but developer has not indicated any offer of super good value
    to counter this negative point.

4. Above 500K at this location is not seen as good value.

What so important to be near to cyberjaya ?

Cyberjaya is not the center of gravity.

Only relevant location is probably IOI city mall, that one is at the northern edge of putrajaya and cyberjaya. Many kajang location can take shorter time to reach IOI city mall compared to if you are at the southern edge of cyberjaya.
