Mall rental system very different. And the service maintenance charges for each mall also different. Klcc Suria group maintenance charges is sibeh high compare to other mall. Normal good mall charges around rm2-3psf. They can go up to around rm5psf. Even their alamanda mall also as high as this.

Mv 3rd floor rental have to c location. Whether at center or at end corner. Roughly average rm20psf+-. Smaller size higher psf rental. If business good they charge as profit making percentage. If biz no good they charge base rental. Which ever higher.

For klcc third floor. Also roughly same condition as Mv. Rental if not wrong around roughly 30psf+-. Klcc ground floor rental is crazy. Take xniqlo as example rental per month roughly more than rm120k+ above. If nobody brand should be even higher charges.

Overall If your brand strong and establish u can even nego surprisingly better rate. If u r no body brand. Charges would be sibeh high. Also retail n fnb rental rate is very different.

Roughly year ago. Got a friend go ask for rental space at Suria klcc around 3rd floor n above. Price around ini macam if not wrong. Maybe after nego. At the end no deal maybe area too dodgy. Even same floor Not all area Ong. Some corner area hardly Ada pipu reach.

Just recall.. Sorry. prime centre lg/G floor is way way above the 120k figure. Rental Close to half mil. This also he told me when he discussing the location rental issue with leasing team.

manyak expats kena fried.
mid-high to high end rental market struggle struggle.

even their accomodation allowance budget cut manyak. less choice for them.
some of the expats last time able rent 1 whole unit. now need to share/sublet out the unit/room with other expats or their friends.

koret, now manyak move back to city stay next to office.
just want to show face early/on time to bosses. give good impression.
work late after 12am also no worry. no need worry no lrt no bus, double charge on taxi.
big big boss happy see u so rajin. call u anytime can show up at office within 5 mins.
month end also no claim this claim that. (macam transport claim food claim)
coz just need to walk across only to office mah. every night pray pray no fire me first. wakaka.

my expats tenant told me his company trashed kaw alot expats also.
he said he lucky just stay beside office only.

now all fight fight find place to stay at kl city. macam within budget or old condo at kl city area. as long as jalan kaki can sampai office.

Maybe bank value 6.3mil. But undertable close deal 5mil. Buyer instant get 1.3mil for Reno. No need pour extra. But only apply to desperate owner wanna sell fast fast. Transacted value looks good to public. But actual transacted price under table only 5mil.
