Bro, I got the preliminary loan assessment passed with the letter but decided not to proceed. There is no so-called one standard format for all panel banks to document the pre-loan assessment result. It is up to the banks how they want to present it. And as correctly pointed out, this is just a preliminary result whereby it still subject to proper credit assessment and final approval. Although there is a chance that your loan may be approved with less desired terms (e.g. lower margin of finance, shorter tenure, higher pricing etc) compared with what you are informed at the preliminary level, the outcome shall not be too drastic if the info provided earlier are complete enough. Yes, there is risk here and it is made known to all the prospect buyers - so it's pretty much up to the individual whether want to take the risk.

No bank officer can promise you will get what they think you entitle to get as it is subject to final approval. For my case, the pre-approved loan amout is stated black and white, without tenure and pricing, but I know what will be the differences in the monthly instalment by just playing around with the variables - so this is not really an issue.

Yes, they sure have a pool of rich prospect buyers to target but I couldn't agree that this pre-loan assessment is just a technique to fool the buyers. I don't think I'm so foolish in this case (even though I'm pretty confidence to secure the loan at 85% margin if I were to proceed) tongue.gif

No developer will and can guarantee the buyers loan eligibility when they apply loan from the panel banks(唔包生仔 tongue.gif ). It's totally beyond the developer's control. If the banks make changes to the loan amount in the letter, the statement that " the panel of banks will ascertain your loan eligibility" remains valid as it is the bank, not the developer, that decides on the loan eligibility.

I'm not trying to stand on the side of the developer but I think this is the fact.

"Doubles"? I guess you mean some interested buyers' desired units being taken already by earlier buyers so they decided not to proceed, which I think is quite normal.
