HEADS OF AGREEMENT (“HOA”) BETWEEN MQ AND CASH SUPPORT SDN BHD (“CSSB”)
Star Acres Sdn Bhd (“Star Acres”), a newly acquired wholly-owned subsidiary of MQ, as the entity to form a joint venture with CSSB (“Proposed Joint Venture”) to acquire from CSSB a fifty (50)-year registered lease under the National Land Code 1965 over a portion of land measuring approximately 10.727 acres (to exclude the portion of land with completed shop building erected thereon of which the size of the area is to be determined later) in Malacca (“Project Land”) (“Proposed Lease Acquisition”) (the Proposed Joint Venture and Proposed Lease Acquisition are collectively referred as the “Proposals”) Thereafter and subject to the necessary approvals, conditions and directives of the relevant authorities being obtained, Star Acres will carry out the proposed development of the Project Land as a theme park (“Proposed Development”). CSSB is the beneficial owner and absolute unencumbered legal holder of the right to alienation and registration of four (4) parcels of land measuring approximately 197 acres in area located in Klebang Town, District of Central Malacca, Malacca, which the State Government of Malacca has agreed to alienate and approved for alienation in favour of CSSB (“Master Land”). Revaluation of land and building
MQ had recently revalued the land and building held by Microlead Precision Technology Sdn Bhd, a wholly-owned subsidiary of MQ. The Board had at its meeting held on 26 November 2014 approved the valuation reports and the incorporation of the revaluation surplus arising . The revaluation exercise was undertaken to ascertain and reflect the fair value of the land and building held in the financial statements for the financial year ending 31 December 2014 Effect on net assets per share The revaluation resulted in a surplus of RM5,635,347. |

I was interested in this stock but didnt dare make the B call. But now, after looking at the propose developments, its worth even more to b. But, its again just a proposal and the eye of malaysia/monorail case somehow make me stop in my tracks (pun intended).

Santai di Dataran 1Malaysia Klebang
DAHULU, pantai Klebang, Melaka sunyi sepi daripada sebarang aktiviti riadah berikutan kawasan persisiran pantainya ditambak hingga menyebabkan ia tidak lagi menjadi tumpuan. Sebelum ditambak, kawasan itu menjadi tumpuan orang ramai untuk bersantai. Namun apabila kerja-kerja penambakan bermula dari Limbungan hingga Klebang, kawasan itu bertukar sepi menerima kunjungan. Dahulu juga, banyak gerai-gerai makan di sepanjang pantai Klebang, namun terpaksa ditutup ekoran ketiadaan orang ramai berkunjung ke situ apabila projek penambakan bermula. Kini segalanya sudah berubah. Daripada sebuah kawasan yang sepi, kini pantai Klebang mempunyai pelbagai tarikan. Sejak Perdana Menteri, Datuk Seri Najib Tun Razak merasmikan Dataran 1Malaysia Klebang Perdana Menteri, Datuk Seri Najib Tun Razak merasmikan Dataran 1Malaysia Klebang pada Februari 2012, pantai itu kini semakin dikunjungi ramai terutama pada hujung minggu dan cuti umum. Pada sebelah petang tidak kurang menariknya apabila masyarakat setempat menjalankan aktiviti riadah. Tidak hairanlah kesesakan lalu lintas teruk berlaku di laluan dari bandar raya Melaka ke Klebang dengan pelbagai kenderaan khususnya dari luar berpusu-pusu menuju ke situ. Dataran 1Malaysia Klebang yang berwajah baharu itu diwujudkan di kawasan pantai berbentuk lagun yang kini dalam pembinaan. Orang ramai pasti teruja melihat deretan restoran bas yang disusun oleh Majlis Bandaraya Melaka Bersejarah (MBMB) di sepanjang laluan memasuki Dataran 1Malaysia Klebang. Keunikannya, bas-bas lama itu dijadikan restoran tanpa mengubah fizikal dan cat asal kecuali bahagian dalam. Di dalam bas itu juga, pemilik premis memasak untuk pelanggan, selain ada bas menyediakan meja dan kerusi jika ada pelanggan ingin menikmati juadah. Restoran bas yang menghadap laut Selat Melaka itu ternyata menambah daya tarikan di kawasan tersebut. Tidak hanya menjamu selera di restoran bas, malah lebih mencuri perhatian adalah penginapan di dalam bas atau lebih dikenali sebagai Bastel. Sebanyak 16 buah bas lama telah diubahsuai untuk dijadikan bilik penginapan yang lengkap dengan katil, penghawa dingin, bilik mandi, almari dan bilik air. Kadar sewa adalah antara RM80 sehingga RM120 semalam. Di samping itu, terdapat tiga buah padang bola sepak untuk kegunaan orang ramai berhampiran Bastel dan restoran bas. Menambah nilai kawasan itu adalah perkhidmatan kereta kuda, jentera lasak ATV, beca dan permainan layang-layang. Tidak jauh dari Dataran 1Malaysia Klebang, terdapat Muzium Kapal Selam yang kini boleh dimasuki orang ramai. Dalam pada itu, beberapa premis perniagaan sedang dibangunkan berhampiran Dataran 1Malaysia Klebang bagi menambah tarikan orang ramai. Tidak hairanlah, dataran berkenaan kini kembali menjadi tumpuan orang ramai khususnya hujung minggu dan cuti umum. Sementara itu, Ahli Dewan Undangan Negeri (ADUN) Klebang, Datuk Lim Ban Hong berkata, Dataran 1Malaysia Klebang akan menjadi salah satu mercu tanda tarikan pelancong ke Melaka. Menurutnya, pelbagai infrastruktur riadah telah dibangunkan di sekitar dataran berkenaan dalam usaha untuk menjadikan tempat itu sebagai tarikan pelancong. “Kita sudah ada restoran bas, Bastel, pantai yang menarik serta Muzium Kapal Selam. Kini wajah baharu Klebang sudah mampu menarik minat pelancong,” katanya. Sehubungan itu, beliau memberi jaminan masalah kesesakan lalu lintas yang berlaku pada setiap cuti hujung minggu akan dapat diatasi tidak lama lagi. Menurutnya, sebahagian daripada laluan empat lorong telah dibina dari Dataran 1Malaysia Klebang hingga Klebang Kechil yang dijangka dapat mengatasi masalah kesesakan lalu lintas. Jelasnya, jalan pantai itu adalah laluan alternatif orang ramai menuju ke pusat bandar, sekali gus mengelak daripada terperangkap dalam kesesakan lalu lintas di kawasan tersebut. Bargains in small stocks seen
KUALA LUMPUR: Malaysia’s top-performing fund manager is adding to holdings of the nation’s small-cap stocks, small-cap stocks, betting that a bull-market rally will continue as earnings improve and valuations trail larger peers. The FTSE Bursa Malaysia Small Cap Index is valued at 10.2 times estimated earnings, a 39% discount versus the FTSE Bursa Malaysia KLCI Index of the biggest stocks. 39% discount versus the FTSE Bursa Malaysia KLCI Index of the biggest stocks. The ringgit has fallen 6.1% against the dollar in the past six months, the second biggest drop after Indonesia’s rupiah, helping to boost overseas earnings for exporters. The US labour market has continued to strengthen with data last week showing the fewest jobless claims in 15 years,[  while the Nasdaq Composite in April topped its 2000 dot-com-era high. MQ Tech to develop Malacca theme park
MQ Technology Bhd’s wholly-owned unit, Star Acres Sdn Bhd(SASB), has teamed up with Cash Support Sdn Bhd(CSSB) to set up a joint-venture company (JVCo) Cash Support Property Sdn Bhd(CSPSB) to develop and carry on the business of a theme park in Malacca. In a filing to Bursa Malaysia, MQ Technology said Star Acres will hold a 51% stake in Cash Support Property and Cash Support 49%. Star Acres will be entitled to nominate and appoint two directors for the JVCo and Cash Support will nominate and appoint one director. The chief executive officer of Cash Support Property will be a director nominated by Star Acres. The development of the theme park, proposed to be known as Malacca Explorer Resort –Dive Park Zone, will be carried out in two phases.  Theme Park Project

Subject to a definitive agreement being entered into, Sanderson will be appointed for the design, project management, procurement, fabrication, installation, construction, testing and commissioning and establishment of operations of a theme park on the Project Land. Sanderson is part of Sanderson Group International Pty Ltd Sanderson Group, an Australian multi-national thematic entertainment design and construction corporation with more than twenty-six (26) years of experience in delivering themed tourism attractions. Between 2009 and 2013, tourism expenditure for cultural, sports and recreational services in Malaysia increased from RM1.9 billion to RM3.0 billion at a CAGR of 11.6%. Inbound tourism expenditure registered a CAGR of 6.4% of the same period as expenditure grew from RM1.7 billion to RM2.1 billion. Inbound tourism refers to activities by a non-resident visitor within Malaysia on an inbound trip while domestic tourism refers to activities by a resident visitor within Malaysia either as part of a domestic trip or part of an outbound trip. Collectively, inbound tourism and domestic tourism are also known as internal tourism. The volume of inbound visitor arrivals in Malaysia increased from 31.5 million in 2009 to 35.7 million in 2013 at a CAGR of 3.2%. During the same period, foreign tourist arrivals faced a similar upward trend, growing from 23.6 million to 25.7 million at a CAGR of 2.1%, while inbound excursionist arrivals increased from 7.9 million to 10.0 million in 2013 at a CAGR of 6.2%. Foreign tourist arrivals formed approximately 72.0% of total inbound visitor arrivals in Malaysia in 2013, while inbound excursionist arrivals comprised the remaining 28.0%. Overview of the theme park industry in Melaka The state of Melaka which has an area of approximately 1,650 square miles, is located in the southern region of Malaysia. In 2008, Melaka was designated as a UNESCO World Heritage site due to its culture, history and mostly preserved early architecture, thereby making Melaka one of the top tourist destinations in Malaysia. As such, tourist arrivals in Melaka has been on an upward trend, growing at a CAGR of 12.6% from 8.9 million in 2009 to 14.3 million in 2013. Tourist arrivals further increased to 15.0 million tourist arrivals in 2014. Melaka serves as a popular destination for foreign and domestic tourists, with many domestic tourists visiting Melaka for a day trip or a weekend trip duration. While tourists to Melaka are predominantly domestic tourists, the number of foreign tourists to this state has been increasing. Between 2009 and 2013, foreign tourist arrivals more than doubled from 1.6 million to 3.9 million at a CAGR of 25.1%, while domestic tourist arrivals increased from 7.3 million to 10.4 million at a CAGR of 9.2%. Foreign tourists formed approximately 27.6% of tourist arrivals in Melaka in 2013, while domestic tourists comprised the remaining 72.4%. Subsequently in 2014, foreign and domestic tourist arrivals further increased to 4.2 million and 10.8 million respectively. A large proportion of tourist arrivals to Melaka are from the Asia region, forming approximately 93.4% of the state’s tourist arrivals in 2013 or 2.4 million tourists. Foreign tourists that visited Melaka during this period were primarily from China, Singapore, Indonesia, Taiwan and Japan. In 2013, Melaka recorded 0.8 million tourist arrivals from China, 0.7 million from Singapore, 0.5 million from Indonesia, 0.3 million from Taiwan and 0.1 million from Japan. These countries contributed approximately 5.8%, 4.9%, 3.5%, 1.9% and 1.0% of total tourist arrivals in Melaka respectively. In 2014, tourist arrivals from Asia comprised 94.7% of Melaka’s total tourist arrivals or 2.8 million tourists where top visiting nations included Singapore (1.3 million), China (0.8 million), Indonesia (0.5 million), Japan (0.1 million) and Taiwan (0.1 million). In line with the growth in visitor arrivals, Melaka’s tourism receipts witnessed an increase from RM4.5 million in 2009 to RM11.0 million in 2013 at a CAGR of 25.2%. The state’s tourism receipts further increased to RM12.0 million in 2014. Tourism expenditure in Melaka is derived from tourism-related activities in eight segments, namely accommodation, food and beverage; shopping; transportation; entertainment/organised tour; domestic affairs; sightseeing; and others. Prospects of the Theme Park The theme park is easily accessible from several towns and city centres i.e. Kuala Lumpur and Seremban via the North-South Highway bound, to Melaka town centre. The neighbourhood is generally residential and commercial in character comprising individually-designed detached houses, semi-permanent village dwellings, condominiums and terraced shop-houses. Notable landmarks located to the west of the Project Land are Klebang Beach Resort, Ocean Palms Condominium, Everly Resort and Melaka Club. Located to the east are Condominium Klebang Delima, Selat Horizon Condominium and Oriental Melaka Straits Medical Centre. The MQ Group has observed that the tourism industry growth in Malaysia and the state of Melaka offers sustainable and long term growth opportunities for the Group’s proposed theme park business due to the rising income levels and affluence of the population; growth in Malaysia’s tourism industry, and initiatives by the Government of Malaysia to propel the tourism industry and boost the theme park industry. Monday, 8 February 2016 New venture boost for MQ Technologies Medical equipment ops to lift it back to the black this year GEORGE TOWN: MQ Technologies Bhd is targeting to return to the black this year with its new venture into the medical equipment business. Group executive director Teh Eng Huat told StarBiz that the group was targeting to produce high value precision components with a market value of about US$5mil to a multi-national medical equipment manufacturer in the country this year. “We have already received the orders from the customer,” he said. Teh said the group was now constructing a new extension at its existing premise located on a 1.8-acre site in Bayan Lepas. “Once the plant is operational in 2017, we expect the medical equipment business to generate a yearly turnover of about US$6mil per annum. The investment for the extension and the equipment adds up to more than RM20mil,” Teh added. The group is now working on issuing 418 million new shares of 10 cents each to raise RM41.8mil by June 2016. “About 60% of the fund will be used for expanding the medical equipment business and the existing tooling business supporting the electronic and data storage industries,” he said. Teh said the other 40% would be used for theme park project planned for Malacca. “The proposed theme park is planned for a 9-acre site in Klebang, Malacca. “We are currently constructing a pop-up market using 40-footer containers and a concert hall equipped with water-laser display technology at the site. “Both the concert hall and pop-up market would be ready by August 2016, while the theme park by 2017,” he said. Teh said the theme-park business in Malacca was expected to generate about 40% of the group in the future, while the medical equipment and data storage segment the remaining 60%,” he said. According to a report from Euromonitor International released in February, the global medical device production value will record strong growth of almost 6% in 2016, to reach US$315bil. “However, winning market share in the traditional markets (Western Europe, and the United States) will remain difficult due to growing regulatory scrutiny and pricing pressures. “Operating in and exporting to emerging markets of Latin America and Eastern Europe will also be challenging due to decelerating growth of these regions’ healthcare industries. “However, although the Asia-Pacific medical device market has proven to be hard to access, the region may provide medical device producers the opportunities to grow and gain new markets over 2016,” the report added. |

Global semiconductor sales up 0.5% y-o-y in August to US$28b, says SIA
Oct 4: Global semiconcuctor sales rose 0.5% year-on-year to US$28 billion in August this year from US$27.9 billion, according to the U.S. based Semiconductor Industry Association (SIA). In a statement on its website yesterday, the SIA said sales in August rose 3.5% month-on-month from US$27.1 billion in July. SIA said the August sales marked the market’s largest month-to-month growth since May 2013 and its first year-to-year growth since June 2015. It said all monthly sales were compiled by the World Semiconductor Trade Statistics (WSTS) organisation and represented a three-month moving average. SIA president and CEO John Neuffer said following months of sluggish global semiconductor sales, the global market recently has shown signs of a rebound, punctuated by solid growth in August. “The Americas market was particularly encouraging, topping 6% month-to-month growth for the first time in nearly three years to lead all regional markets. “China also stood out, posting by far the strongest year-to-year growth of all regions in August. All told, global sales are still behind last year’s pace, but appear to be on the right track as 2017 draws closer,” he said. Manwhile, the SIA said month-to-month sales increased across all regions: the Americas (6.3%), Japan (4.8%), China (3.1%), Asia Pacific/All Other (2.7%), and Europe (0.7%). |
