My report of semenyih traffic to KL center (shangri la area). Leave home (Tiara East) at 7am.

Previously i reported it took me avg 45 mins to reach office during the month of Nov and Dec (school holiday konon).

After 2 weeks of enduring the traffic with school reopen, the duration have streatch to 1 hr to easiy 1.5 hr. Avg 1h++

I am stil using th sg. ramal toll, kl - seremban highway, then enter smart tunnel to get into KL. Bottlenecks encounter as compare to previously...sg ramal toll, is still bearable....the worst...right after sg besi toll...it can stretch all the way to smart tunnel on a bad day. Some day, small buildup after sg besi toll, then smooth till after sri petaling exit. Most of the times, after sri petaling, traffic is heavy till smart tunnel, and even smart tunnel can even jam for 20 minutes Stupid car hogging sultan ismail lane instead of sticking to jln tun razak lane.

So, on a bad day, if traffic jam stretch from sg. besi till smart tunnel, you can easily take 1.5 hr to reach kl central but if you use mex highway after sg besi toll, you can reduce further 20 minutes (which helps a lot if you see big traffic buildup after sri petaling exit).

I may want to try sg. long way to mines and exit to lebuhraya salak b4 joining smart tunnel and the bottle neck of this road is mines area and near midfield place and also lebuhraya salak. I will post more once i do another few trips using that routes.

Hope this provide enough insight of travelling from semenyih. School holidays, nice traffic....non-school holiday....hahaha better leave home at 6am just to skip those congestion entering KL.

Yes, EKVE is the key. Once this is ready, suddenly travel to KL willl be shorter...

Yes, CCTV and boom gates are peanut for SPS... and I think if they can install it, definitely would be a plus point to boost the phase 2 DSL sales...

Normally they will arrange a SnP signing day for all and prepare food for the purchase who came and signed.. This time SPS not doing that?

I think you need to contact SEH first about this, telling them you have missed the signing day and lawyer asked you all to sign on middle of Feb instead, though the rebate offer is till the early Feb... Lawyer normally don't know the exact due date and arrangement, therefore I presume more "safe" if you can get the confirmation from SEH on this matter...

Tell your friend to talk to SEH, and request them to give him a copy the material spec. Material spec and layout plan must be in the SPA, its in the fourth schedule of schedule G SPA document. It is a standard document and developer cannot change the format except the said property particulars...

Signed last weekend, it was stated inside the S&P, according to the lawyer firm representatives, that copy will be sent to us after the SPS signed that document and stamped.

I guess that S&P would be given to purchaser after the developer counter signed and then only my friend can use that S&P to withdraw EPF and to settle the outstanding of the remaining 10% downpayment.

Not too sure of how it works.

anyone know setia eco hill house the MOT developer absorb the cost or need to pay by ur own ? because sometimes S&P legal fee,duty stamp is free but MOT fee need to pay later...because the MOT cost is the highest compare to S&P....

Ya...this is the good thing. Everything is covered except the loan interest during the construction period.

Good day! Have anyone here attended the Ecoworld Starlight concert on last Saturday in Semenyih?
I was there and very pleased to strolled past ecohill, checking on the progress of construction also at the same time. It was a pleasant walk and in fact I overheard many are are already making decision to enquire whether there are still leftover units available to purchase in ecohill as the surroundings is so calming. 

After the end of the concert, I once again strolled back and passed by ecohill, and one thing that surprised me, there is quite apparent smell of acrid, with mixture of animal feed in the air when I was at the middle section of ecohill (agusta plot). It is quite worrying and it lasted about a minute or so. When I reached pallida plot, it went away. I was there at around 11.50pm.

Did anyone noticed that? It is worrying for me as I am the buyer of ecohill also and want this issue to be solved.

Yeah, I just wondering why they don't organize the event after the Persiaran Ecohill link is completed.

Once the Ecohill link is ready, then only have this kind of big event and show people how the link will going to work. This will definately helping the sales better.. Perhaps that's EW's tactic as well, to organize another similar event after the Ecohill link is completed, so that people can differentiate the importance of Ecohill Link for commuting.

What I can see from this event is SEH and EM really working together to make sure both projects are succesful.   

Using current Jalan Bangi Lama to Setia Ecohill is a nightmare, have you counted how many traffic lights and junction you need to pass through?     

Yeah... I think SPS well aware the one of the most effective way to promote their project is through the organization of a superstar concert. No need spend so much money for the makan makan.. 

Just spend the money to invite a big superstar to come over for a concert, and people will come to visit your project from everywhere, be it from Klang to Semenyih, people will still coming...   

Yeah, can see that, to let free sthanding seat (mostly are non-purchaser) to commute from the Ecohill is a very smart move, promote both projects at the same time..

One thing no good would be the jam, if the Ecohill link is completed, it will not jam as like last saturday..

Even there are so many people to Semenyih at one same time, Ecohill and EcoMajetic seems not very jam, the jam area is along the Jalan Semenyih, which is so narrow and so many traffic light.

Yeah, SPS really super generous, so far the free chopper ride even till today still can't matched by the EW...
