Build up is bigger than phase 1. The material will be better than phase 1. Car pouch will have tiles compare v phase 1 which only cement render. The house is fully extended if compare v phase 1 unit. Investment may need take sometime like setia alam.

Good to listen that my future neighbour. Phase 2 always get higher price than phase 1 but remember that the location will be nearer to tenby international school & two public park. The road access to ecohill link also nearer. This is all the factor that consider by sp setia when they determine the pricing. Please also remember that the land of phase 2 terrace house is higher than phase 1 too.

I am stil using th sg. ramal toll, kl - seremban highway, then enter smart tunnel to get into KL. Some day, small buildup after sg besi toll, then smooth till after sri petaling exit. Most of the times, after sri petaling, traffic is heavy till smart tunnel, and even smart tunnel can even jam for 20 minutes yawn.gif Stupid car hogging sultan ismail lane instead of sticking to jln tun razak lane.

So, on a bad day, if traffic jam stretch from sg. besi till smart tunnel, you can easily take 1.5 hr to reach kl central but if you use mex highway after sg besi toll, you can reduce further 20 minutes (which helps a lot if you see big traffic buildup after sri petaling exit).

I may want to try sg. long way to mines and exit to lebuhraya salak b4 joining smart tunnel and the bottle neck of this road is mines area and near midfield place and also lebuhraya salak. I will post more once i do another few trips using that routes.

Hope this provide enough insight of travelling from semenyih. School holidays, nice traffic....non-school holiday....hahaha better leave home at 6am just to skip those congestion entering KL.

i think new EKVE highway can cut short the distance & time to town center since we can bypass cheras area.

Ya. You are right. EKVE will connect to MRR2 & DUKE highway which can let us go to kl/pj in shorter time since DUKE highway has started phase 2 which linked to jalan tun razak at town area.

Sp setia did not absorb MOT for phase 1 buyer?For your info, sp setia will pay the legal fee & stamp duty (MOT) for phase 2 buyer.

I believe if paramount can provide auto boom gate & cctv to kota kemuning resident. SP Setia can provide the same for SEH DSL as well since SP Setia is bigger than paramount.

Haha...cannot as normally my bro need visit and do the design before provide to client. At this moment, his company only doing for stainless steel kitchen carbinet only. You may consider it upon VP as normally house built under kelapa sawit land will having termite issue which setia alam also suffer it now. A lot of his client from setia alam doing stainless steel kitchen carbinet due to termite issue..😜😜😜

Not yet. Today i jt called lawyer and arrange to sign s&p on next saturday since the 3% rebate will be valid within 21 days from 23/Jan. The letter from sp setia indicate need sign by 5th feb but the lawyer say can sign by 12th feb. Very confuse as i gt contact sp setia before and they did say sign within 21days. Anyone gt the spec for begonia?

Sam gor..they did arrange all the buyer to sign on last saturday during bartonia launching but i am out of town on that day. The lawyer say will arrange another session to let other buyer sign on same time in kl area. This is what they tell me when i contacted them.

I thought s&p need list down the spec??very weird if they did not provide to buyer. I did ask few week ago at welcome center but they saying that the spec not finalized.

I think you need to contact SEH first about this, telling them you have missed the signing day and lawyer asked you all to sign on middle of Feb instead, though the rebate offer is till the early Feb... Lawyer normally don't know the exact due date and arrangement, therefore I presume more "safe" if you can get the confirmation from SEH on this matter...

In fact lawyer did called sp setia and chk on the date as a lot of buyer questioning them on the date. Anyway, tml i will going to welcome center before eco world concert and will double confirm with their staff.

Signed last weekend, it was stated inside the S&P, according to the lawyer firm representatives, that copy will be sent to us after the SPS signed that document and stamped.

I guess that S&P would be given to purchaser after the developer counter signed and then only my friend can use that S&P to withdraw EPF and to settle the outstanding of the remaining 10% downpayment.

Not too sure of how it works.

i thought we need settle remaining balance of 10% when signing s&p. SPS allow us to withdraw epf to pay downpayment?

Since government not allow DBIS scheme, SEH has provided 3% rebate to cover interest during construction. 😀😀..nothing much different with DIBS Scheme.

Yes. I also noticed the smell of acid during my way back from eco majestic. The environment is nice & the road is much wider than semenyih trunk road. That day I jammed almost 1 hour from semenyih till eco hill welcome center. 😢😢

I think SEH will be the one to organize the event after eco hill link completed since SPS is the only sponsor for this project. In fact they will need to work closely since they have the project at same place. EW is managed by ex-SPS team and SPS CEO Dato Khoo is the old staff for Tan Sri Liew. Sure he willing to help old boss..haha...Although property market is slow down but no much impact to SPS or Eco World as they still able to sell more than 70% of unit for recent launch. SPS's setia alam project even archive 100% take up rate during soft launch day. Haha...Good Reputation for a developer is very important and this will impact subsequent sales. Jt like talam, everyone will know what is their project quality..😛😛

I think at least 3 traffic light and 3 junction at jalan bangi lama..haiz...

Even there are so many people to Semenyih at one same time, Ecohill and EcoMajetic seems not very jam, the jam area is along the Jalan Semenyih, which is so narrow and so many traffic light.

Yeah, SPS really super generous, so far the free chopper ride even till today still can't matched by the EW...  tongue.gif  tongue.gif

Tiara South also having concert too but their star cannot compare with Lee Hom..😀😀😀...Sam Gor..did u able to get any ang pao pack from SEH? The design nice? Yesterday i able to get some ang pao pack from Gamuda land and the ang pao pack design is quite simple & nice.

For ppl who have around 700k budget & willing to pay high maintenance fee, they can consider EM project else they may purchase eco hill phase2 terrace. 😀😀😀
