Bro, I jush wish SPS provide more focus on precinct 1. As a buyer I got the rights to ask and fight too. There always no harm to try things and maybe there is a good outcome. Some of the things can setup after form RA but we could not try to request couple of stuff and see whether they can do it.

I am waiting to see the 2nd roundabout. Hopefully it will be nice. Prefer to have something then just decorate with flowers coz we cant see it nice or not if we not in the air biggrin.gif

*Fencing I worried it will take place after VP. Hopefully it will be build before got ppl move in.

Yes, they could have done more, but one must remember the initial plan for each precint has been submitted and they have to work around it.

With the competition around, they revised and work around the existing plan to provide additional value to purchaser. Presinct 1 do get greeneries, some private some public. Desa Park City have it public too, no issue there.

Also comparison with EM is a little unfair, price is totally more expensive and has higher maintenance too.

FYI, initial plan is just a guarded environment meaning guard house is provided (this was what being told by the SA prior to the launching) but is without fencing. The fencing was announced only after the booking was done (on the same bookig day) and they provided the papers to sign for both during SnP signing. In regards to the waterway inside the fencing, I did asked for it after the signing of the paper but what has been done by SPS I do not know. They asked for my opinion and I provided it and I gv them a reason why it should be inside. Anyway, how many ppl ask for it I totally no idea. So if you say they did push for it, then I really dunno unless you have insider news. I wasnt hoping for the linear inside the fencing and I wanted the waterway to be inside coz i afraid ppl will throw rubbish into it and make it very dirty and smelly.

Again, what has been done by SPS I do not know coz they dont actually inform us. This is not bashing of SPS but just hoping they provide more attention to precinct. Price wise I cannot comment much but I thing confirm is that the price is 10% higher than market price coz SPS said they factored in 80arces of greens. Also, terrace house the smallest is 408K and build up is just 1.5K. Aquatilis is priced at 528K with 1820sq. To me this is not that cheap already while Argentea is 488K with 1810sq. I dont think got better material as well.

There's still plenty of time to try and get the fence sorted out, and I am sure SPS will try to delivery it.
Constant nagging will only make ppl feel irritated, and if I am the person handling it on their end, I might as well reach a point of just deleting the mail!
Give them room to work and I'm sure it is possible to happen.

Waterway inside the fenced area will be tricky, as I mentioned the initial plan submitted might be different and adding the fencing will already change things and trying to include the waterway in may make it difficult (plans might have been submitted).

Concern as to people littering it is if it public is valid but shall be looked at a more holistic approach. Even if you make it private, there's no guarantee residents won't litter it!

Would suggest you give SPS room to work, but continue giving them feedback but at the same time don't nag them so much.

Bro, I am not pushing for the waterway to be included in the fencing area. They asked my opinion and I have given it. Whether they consider it or not I have no clue as I do not know how they do their work. Also, compare to public and owners, public could be worse. If you are staying in that place i doubt you will do that. If really have will be just a minority but the formed RA, we can try to inform them on this so they will not do it.

I know nothing is easy and again I doubt they will do or change something based on my feedback alone.

*If dont ask for provide feedback then we will not get anything. Also, i doubt got ppl everyday push them for all these stuffs.

For number 3 shld be similar but 1 different I think is the walking track is above the waterway and not in the middle of the waterway just like the pic. Also, from the pics that was taken last time, there is a walking track inside the waterway. Not sure that is private for P1 resident or public. If is for public I think the fencing will be just beside the walinf track. I hope is for resident only. If is for public I think is too near to the P1 houses sweat.gif

Btw, I prefer the SEH landscaping than EM coz EM 1 u ride chopper only can see the pattern unless is the fountain 1. SEH is clearly visible both which is fantastic! rclxms.gif

If outside is for public then is fine for me. Hopefully the one from the inside is for resident. From the master plan (model at SEH) it shld hv a walking track but now just unconfirm whether is inside or outside the fencing only sweat.gif
