So, if before 15% is 780psf, the price list is as follow (alignment off a bit):

Jmho, this mall will face challenging competition....
First, it is located a bit "hidden" behind the Cheras Sentral. Make it less strategic.
Second, it needs to compete with Cheras Sentral, whose business is only catching up.
(Need to know how far and long Cheras Sentral can go, after MRT in operational)
Third, from a "regional" perspective, it also competes with nearby malls eg Leisure Mall, You City, Ekocheras.
