Rental can't cover loan installment due to market got better option due lower rental.
(Those so call 'property guru' will ask you look for new agent if current agent can't find you a high rental tenant = your property can't get high rental is not their problem)

People without holding power will throw their unit to lower rental/sub-sales and those 600-750psf unit value will drop due to this reason.
