Are those Home Loan Calculators on banks websites and sites like propertyguru accurate? Or do they naturally tend to be on the optimistic higher side?

Looks like PBB is the clear winner, Maybank close 2nd. Difference being the required MRTA amount. PBB loan is Home10 while Maybank is a basic mortgage.

Just waiting for Alliance before making a final decision between PBB and Maybank.

I'm just wondering though, why HLB makes my CC balance with their own bank an issue? I've never missed any payments, and have more than sufficient liquid assets that I've given them as proof of my repayment capacity. I merely make full use of their 3m and 6m 0% FPP offers. Maybank and Public Bank didn't bat an eyelid about my credit card balances, and probably for a good reason. I'm not even a Public Bank customer. Just surprised cause I always thought Public Bank was one of our most conservative banks.

Note: I did not bother with HSBC, Affin, Ambank and CIMB because all their bankers were honest to say they can't go below 4.2%. Standard Charted could've offered as low as 3.80% but only at 80% financing for this project, decided early on it wasn't worth it.

Your question is about the HLB part right?
Debt Service Ratio (DSR) is an important criteria they use to decide if someone is eligible for a loan and how much.

Since you used their FPP plans, your Debt Service Ratio was probably worse than it would have been had you not taken the FPP plans.

Also, to them, you are technically asking for assistance with other payments already (FPP), even though perhaps you took it to maximise benefits due to 0% promotion offer.

Seems like UOB ask you to repay all your credit card balance? This seems to support the DSR theory.

Looks like your overall DSR was still okay for most of the other banks. But since your FPP was with HLB, they know about your payment assistant plan so they are more conservative.

While having a clean repayment record is good, having a low DSR is also important.

Anyway, that's just a guess based on the information you've given.

Anyone knows what happens if you reject the loan offer from the bank but the banker doesn't cancel the application?
Like does the application eventually get automatically removed from ccris after some time?
Or need to call the bank customer service to remove it from ccris?

For loans that come with bundle/conditions like CC, insurance, pledge savings/FD, do they write it down in the LO or loan agreement or somewhere?

How to be sure that they can't suddenly say need to bundle even more things after signing the LO and agreements?

If the offer letter signing can only be done a few days after the valid period stated in the offer letter, do we need the banker to issue a new letter with updated dates?

Or can just sign the existing letter?

Has anyone calculated how much % of the loan need to be deposited to make the full Flexi loan fees worthwhile?

Assuming there is a semi Flexi and full Flexi which rounds up to the same monthly repayment.

But there is additional cost for the full Flexi.

How much needs to be deposited to make the full Flexi fees worthwhile?

Anything lesser should go for semi Flexi?

Seems that for you, HSBC doesn't require MRTA and no monthly fees while Maybank does. Since you said you don't have preference, it was weird that you said you considered Maybank as the better choice.

If all else are equal, doesn't full Flexi seem more attractive?
Usually people go for semi because lower interest rate and less fees but you got the same rates for full Flexi and semi.
