Hi may I know the max DSR % that current bank can accept?
For example my net income is 4.3k

Another condition if joint name, the DSR % calculation at bank view is still the same as condition above?
Let say joint name is 3.5k net income

Hope someone can let me know the answer

Hi All Sifu ,
Can someone help to provide some guideline to choose for the housing loan?
Currently have 2 bank offer me .Information as below :
Loan Amount : 687,000

RHB- Fully Flexi
Rate : 4.05 % with MRTA
Years : 35 years

HLB- Semi Flexi
Rate : 3.9 % with MRTA
Years : 33 years

Can someone advise which one is better ? or maybe can someone answer me which bank actually more advantages for both
Others bank still pending to get approve.

Hi All ,
Want to ask regarding RHB bank full flexi package.

i get information from my banker saying that RHB is no capping for the amount that we put inside to reduce the interest .

is it true and compare with others with 70% capping , what is the hidden term that we dont know about it?

They offer now 3.95% , if not mistaken market majority 4% & above.
or currently have better rate beside 3.95% after OPR increase.

For my case different HLB is the fastest one to approve . The banker submit today evening , next working day approve already. Others bank still hanging there and after 2 days only come back.
For HLB style , they will approve without MRTA rate then appeal with MRTA rate . For my case after i confirm the MRTA amount take another 1 working day then get the LO with best rate.

i can see others bank will lump in the MRTA amount inside loan amount and can direct offer the best rate.
This scenario base on my personal monitoring the amount that bank submit through ccris record.

By the way , possible HLB is my salary bank then no need do many checking that the reason they approve in the shortest time.

Guy want ask the offer I get below

HLB Full Flexi (35 years)
3.9% with MLTT 34k-22 years

RHB Full Flexi (35 years)
3.9% with CLTA 48k -22 years

May I know the different between MLTT and CLTA?

Hi All Sifu ,

Recently receive loan offer from Maybank
Rate : 3.85%
Tenure : 35 years

when i ask banker is semi flexi or fully flexi and banker told me that is semi flexi but same like other bank fully flexi which can dump in money to reduce interest with NO CAPPING.
The different is want to withdraw need to pay RM25 each time and in multiple of 1,000

May i know how true is it maybank only offer semi-flexi and same as the banker told me.

First time buyer here , wanna ask 1 question before make the loan decision.Below is the scenario that I confuse.

Scenario
Loan Amount :987k
Tenure : 35 years
Interest : BR+0.9%
Type : Fully Flexi Cap 70%
Bank : HLB
Monthly : Rm4.3k+

Let say if dump in advance cash 500k
The monthly repayment from bank will be ?

Monthly repayment reduce to
1)RM 2.3k +
2)Or I still need RM4.3k+ as min (of course reduce the years for payment).

Which amount bank will ask for the repayment amount ?

Thinking to fully utilise my full flexi benefit which can reduce my monthly burden and cash still with me.
