Hi to all bankers out there,

Just want to check right now , what are the housing loan package available to housebuyer at this moment? ( buying directly from developer )

I know that the bankers will contact me directly, but I would like to know more about it aside from what they said.

Dear Professional,

Any idea how much is the Premium per Month if I wanted to buy MLTA ( with bare minimum coverage on self insurance ) to cover for Loan Amount of RM800,000 to RM850,000 for 35 years?

However, there is another thing I would like to ask.

Assuming I am getting a loan of RM840,000 for 35 years at 4.5%.

Based on normal amortisation table, i should be paying installment of RM3,975.36 and total interest over 35 years is RM 829,649.76.

However, assuming I am buying property that is going under construction. The loan will only release based on percentage of completion according to HDA.

So by then, the interest charged over 35 years on property that is going under construction is effectively lower than RM 829,649.76.

May I know, is this the case here, or the Bank will top up the interest after full disbursement, to ensure that they cover RM 829,649.76 interest for 35 years.

During construction you would be paying the interests only, but the loan tenure would still be limited to just 35 years... so the banks will assume 2 years contruction, and 33 years full installment

The interests you calculate using your calculators now WILL BE DIFFERENT in real life. A lot of variables, including the time you would be paying your installment each month (because the interest is calculated based on daily rest). So if the installment is due on the 1st of every month, but you pay it on the 25th before the next installment is due, then you would have save about 5 to 6 days worth of interest payable

Hi, i am thinking of transferring my property still with loan to my parents at their age of 70.

Is it possible for me not to change the loan , or do they need to get some loan but can it be under my name ?

Understand that getting a loan at their age might be hard.

Financing of the sale via loan is not going to happen at age of 70. You can try to apply joint loan with them.

You understand you will be paying a lot in fees for this transfer? Since you mentioned you can possibly get a loan under your name, I don't see any advantage to doing this transfer. Why is it important that the property be under their name?
