I'm 31 this year and my nett salary is RM8k after epf and all loan commitments. I'm just wondering roughly how much loan will I be able to get from the bank? Most likely a 30years tenure... I'm just curious to know the rough loan amount I can get just so for planning purposes. Thanks!

My monthly fixed loan repayment is car at RM1.2K
No other loan commitments

After car loan and epf I'm left with around RM8k

My monthly spending (food, entertainment, fuel etc) usually RM1.5k to RM2k
Money to my parents RM2.4
Home bills RM300

My credit card bills are always settled on time, usually RM500

That's pretty much how I spend.

I'm thinking about getting a loan for a new house. My salary is 12k before epf n socso deductions. My only commitment now is car loan at 1.2k per month. Is it possible to get a full home loan? Because I don't have any savings. I guess it would be better if I can commit a sum of my salary to paying off mortgage rather than spending alot every month

I don't have money to pay for downpayment because I don't have savings. That's why I'm thinking if it's possible to get a 100% loan on a property no more than 700-800k. At least I can commit some money monthly to pay off mortgage and I'm actually spending money on something which I actually own.

My car loan will be done in 6 years time.

I'm thinking about getting my first property. How much loan amount do you think I get?

Age: 33 this year
Salary: RM 9.5k gross (after EPF, SOCSO)
Commitment: Only car loan - RM 1.2k per month, still 6 years to go I think
Credit Card balance: Always pay on time. Roughly RM 500 - RM 1.5k

Realistically, can I still get a 30 years loan? I'm eyeing a RM 700k property. Not sure if I can get enough loan with a reasonable monthly payment for it. Around RM3k or less I should be able to finance.

Do you think I can get 100% loan? Well obviously I think 90% is the rule.

I'm planning to buy a piece of land and build my own house. Some questions:

1. Do banks usually finance land + house building as 1 single home loan?
2. Usually what's the bank's requirements on the contractor? I'm guessing they will just look at contractors with strong financial before approving?
3. How do banks value my project cost? Since it's my own sourced-contractor, will banks make me pay higher down payments >20%?
4. Are interest rates for such home loans (land + build) usually the same as typical home loans?
5. I'm guessing loan disbursement will be the same as per developer projects. I give bank the snp for land first, banks disburse and bank disburse per the contractors project completion
6. Anything important I need to be aware of when dealing with banks on such loans?

I have a conventional loan with Maybank for about 6 years now. They are charging me 4.3% interest. Is it possible to request for bank to give a lower interest rate as I see a few ppl here saying they got 3.9% from Maybank. I think my profile is pretty decent as my DSR is 30%
