when sign s&p and bank loan with lawyer, izit need pay full 10% deposit first? or deposit ca delay how long? cause heard all process take estimate 3month from after sign

anyone know regarding hong leong bank? i get bank loan, banker say can put in advance payment which to reduce interest payment monthly. this advance payment got no monthly fee, can take out any amount anytime at $50 charge. like got so good benefit? i mean i can just simply put all my money inside advance payment, emergency need use cash only pay $50... any hidden thing to prevent??

have anyone heard owner finance for the property? i got 1friends at philipines say she purchase a condo worth rm300k, with only put 10% down payment, and prepare post dated cheque for 3years... then only she go apply bank loan.
property is under her name after 10% down payment, she start renting out the condo next month for tenant. and she is currently jobless... thats the confusing how she can do it. is that legal in malaysia? search online found it can be done actually just quite complicate process |

i know it may sound funny, but please google it first? it works based on trust both party. google got all info on it and is legal. just this type finance rarely happen cause even agent ownself dont know about it
