QUOTE(lorrydriverrocks @ Nov 24 2015, 07:22 PM) hi guys, 4.4 good rate. With mrta? How much?Need some advice, applied loan with 3 banks last monday RHB - approved within 2 days, rate 4.4 HLB - approved within 3 days, rate 4.5 CIMB - approved with rate 4.45 but according to my banker appealing for 4.4 honestly i would prefer to go with CIMB but the problem is the banker doesn't keep me updated and i constantly need to check with him, got the feeling as though he is not interested in doing business is CIMB bank typically that slow or is it the banker problem? can i request to change to another banker? or if i would to go with RHB is it ok? thanks I think slow or quick is depends on the banker u work with. Recently i tried mbb n cimb. Mbb no reaponse after apply while cimb keep me updated on everything promptly. |

QUOTE(erictan26 @ Nov 29 2015, 04:47 PM) although this is stated in the agreement but i still feel this be too harsh not for my case only but also to all the borrower...BNM should stop this....the late payment interest already sufficient to protect their bottom line and the profit are not eaten up al all.....this current measure is indirect to ask the client to bang the wall or seek for akpk...if asking for akpk, the profit margin will be worst if compare to original rates....be increasing to blr+xx is really a lose lose measurement. assuming you loan 500k, this measure may make u pay another few hundred k interest maybe, who can afford to? cimb is 45 days. |

QUOTE(Pac Lease @ May 6 2019, 12:58 PM) hehe, that is another example, im the first one to reply the house value. In the end just nothing. However, their lauchinig price is RM290, so i think there is no room for him to cash out unless his first loan margin is very low. thanks for giving me the value. if cant refinance, might as well sell it.the launching price is 180K++ Thanks mate. |

QUOTE(wild_card_my @ May 6 2019, 01:07 PM) if launching is RM180k.. assuming th eloan was 90% of that, and its been a few years.. should be about RM150k O/S... at 270k, loan amount is Rm252k, that is 100k of cash out.. i would say, do it if you need the money. noted. thanks everyone.I cant answer for you |

QUOTE(juvaan @ Mar 24 2020, 04:54 PM) i have a question on MRTA, appreciate some guidance. Loan amount RM588k why dont you apply without mrta and compare the rate only decide. mrta is depends on the sum insured, your age and duration. the premium wont be so big difference. perhaps the 30k one is included some other coverage.I have been offered by 2 banks same loan amount, one bank (Bank B) higher interest rate by 1.7% than Bank A However the MRTA is different by both banks. bank A asking for RM30k (35+4 years for construction period) whereas bank B asking RM17k (35 years). in the end both installment virtually same amount why 2 vastly different MRTA amounts? which should i choose and why? |

QUOTE(lifebalance @ Apr 17 2020, 01:37 PM) 1. If you're buying into the project then it's subject to the developer to give you a time limit to apply for a loan. I'm sure they would extend the application time for you during this period. for #3, isnt loan letter offer and stamped spa is enough? must have loan agreement? If it's already completed, then it's subject to your seller to give you the timeframe to apply for the loan. You will need to negotiate for that. 2. Yes, like myself, am still working to get loans for people haha 3. No, you can only do so after your loan agreement and SPA is signed. |

QUOTE(fotokaki @ Apr 20 2020, 12:37 PM) Simple calculation on how much u can save on monthly interest with lump sum payment of 50K to the principal. you can see it as you are making RM188 from the 50k you invested with return of compounded interest of 4.5% with almost no risk. More flexible than FD and higher return.Worth to do that ??? Why not use that money to have a good trip to Iceland with family rather than to save RM188 ?! put 50k in, 5 years later it will be approx 62-63k........ how about earn 13k in 5 years sounds to you? 13k cannot go Iceland but sure can go many places. You can put the 50k in yet still have another 50k to spend on a trip to Iceland. there is not one rule that apply to all..... This post has been edited by keane04: Apr 20 2020, 01:31 PM |

QUOTE(jacklok @ Jun 3 2020, 09:49 PM) Hi all, wanted to get some input from expert here, i have a mortgage loan with CIMB and it is still under progressive interest period. When signin the LO, it is stated that my monthly payment around RM25xx, with 4.x%. as you are still serving interest only, the system will not update the monthly instalment amount. but your progressive interest definitely lowered due to the lower interest now.But since recently there were few OPR cut and latest rate is at 3.5%, my monthly payment stated in CIMB Click is still same RM25xx as stated during LO sign which is few years ago with 4.x%. Anyone have idea why this happened or have met the same issue before? Is it because they haven't update the system with new instalment amount? Additional info, I am taking HomeFlexi Smart, which is a semi flexi loan. Hope can get some input here. Thanks in advance. |
