Hi sifu, a simple enquiry. Are lelong properties subject to bank valuation too? E.g winning bid at 350k reserve price, minus 10% deposit so straight forward loan amount will be 315k right?

Hi Sifus, do I need to sign LO first before signing SPA? What's the consequences if after signing the LO, i want to cancel it?

if you sign LO, then you want to cancel, you need to write in letter or formal inform to the bank that you want to cancel the loan. Then return  the signed letter offer. Some bank may impose loan cancellation fees after letter offer signed.

If i have 2 housing loans, and one day i settle one of the loans, can i still get 90% loan for my 3rd house?

Hi, I'm currently considering to refinance my home loan to reduce monthly commitment. Here is my situation:

Financing with Bank A, current effective rate is 4.05%, outstanding 392k. Loan remaining 27 years. Monthly instalment 1945.

Refinancing with Bank B, rate offered 3.9% with MRTT, legal fee absorbed into loan (2k) so total amount is 394k. Few structures with MRTT but assume I take the minimum coverage (18 years, 50% loan) instalment will be 1737.

Is this a good deal considering extra cash flow of 208/month? The only downside I can think of is I'm gonna extend my loan back to 35 years..

Forgot to mention that the Refinancing will be flexi loan.
