Dear,

May I know is there such thing as full loan ? As I search in website there is mention property below 500 or 400k is entitle full loan which include stamp duty and legal fees.. Is that true ?

By the way, i'm really not sure how do they calculate the interest during construction.. some agent said is 15% interest fees for the total $ bank disburse to developer before completion.. some said is follow the % the bank disburse out.. as said if bank disburse out 500k then have to serve the 4.45 interest base on 500k..

any sifu can clarify this matter?

3rd disbursement 15% =RM75,000
[(RM175,000 X 4.5%)/365] X30 =RM647/month

Above is a simple simulation

The amount of progressive interest you are paying will based on the total disbursement amount. On the 80-90% of construction progress completion, you will be paying almost full installment amount. So it will be wise to call the bank and start paying full installment at 70-90% progress.

Different bank has different policy, some will allow you to pay full installment earlier, some will not mad.gif

Just apply my loan..

HLB = Request for guarantor or another joint applicant due to YOUNG AGE..

RHB = Slash margin to 80% due to young age..

I'm 24 and my waifu is 25.. as we plan to buy undercon.. when it complete that time our age is already 28-29..

but it really frustrating that loan cant approve due to young age.. as if now dont buy..later on will be more hard to buy..

now waiting other bank outcome

btw our dsr is within the safe point and no late payment.. only one car loan

Just get from bank.. one of the factor is our house is located in not so good area + i don't have credit card.. and consider as high risk.. but i work under msc and my waifu is under a big group.. but still cant balance the cons

LHDN.. between they charge by the amount + year of tenancy.. they have the calculatio.. if your rental $ is high then quite much u need fork up... normally is tenant pay for it ( if you rent to corporate )

May I know what is the maximum loan I can get.. below is the detail

Mr A - New job basic RM5,000.00 (2month), old job basic 3870.00
Mr A – Car loan RM 560.00
Mr A – House loan RM 720 (1name) + RM 2250 ( 2name)

Ms B – Basic RM4,500.00
Ms B – House loan RM 2250 (2name).

What is the maximum loan amount + % if Mr A alone / Ms B alone and Mr A and B.

Commitment - 4680

B - 2 house
Nett sly - 8000 + 11,000 (overseas income)
commitment - 4680

3rd house can get 90% loan?
