Just wondering if commercial purchase interest rate is the same as house loan rate ?

If I have the choice to refinance my house and paid up for commercial, is it a good choice?

I am still thinking as I can not really find any info on commercial shop lot purchase

It depends on the refinancing, if you plan to keep your house and invest some $ into the commercial property then you may do the refinancing to cash out some extra money. However need to consider your maximum DSR.

just wondering what is the best rate for commercial right now?

I saw there is an offer for 120% loan for commercial - Maybank. Is it worth it or I should stick with 85%?

So far it seem CIMB is the only one offering 30 years for commercial...any other bank that I should try out?

It depends if you want to loan extra depending on your income able to take in the extra installment, the extra could be used for renovation or rolling the business purpose.

for more than 30 years tenure, not that I know of at the moment for other banks.

so far, it seem only RHB is giving 4.45 while the rest is pretty high. Let's use 1 million for reference for now.

those are the bank which have our background so nothing much need to do

just a question

if I got two offer,

1) OD with rate of 4.4 on my loan (20 years) - 1% fee for those paid up front
2) Non flexible loan with rate of 5.6 (20 years)
3) Semi flexible loan with rate of 4.6 (20 years)

I'm still confuse which one to go for? The OD which is lower rate or just close eye and jump into Semi flexi loan?
