If its not written confidential then should be no issue. Believe there is no harm in showing as our intention is to get better rates, myself i wont give them physical/digital copy.

property price RM 517,000
loan 90%

option A:
MBB 2.9% , loan 35 yrs, included valuation fees+ loan legal fees
MRTT 27yrs RM 12099 , coverage 27 yrs

option B:
PBB 2.9% loan 35 yrs
MRTT 35 yrs RM 25122 , coverage 35 yrs

-in the event of default, maybank will increase the rate BR+ 6.15% if default 3 consecutive months while PBB if late 1 month, the bank will increase BR+ 3%

-PBB withdrawal excess need to go branch and fees is RM 52 per withdrawal, while MBB fees is RM25 and can withdraw online.

I was thinking to go with MBB, but then PBB banker just called and say can counter offer 2.85% if i choose them but other terms and conditions is still the same.  So is it better to go with PBB for 2.85% with this conditions?

p/s: Unable to apply other banks since only this 2 bank offer 90% loan for 3rd property, other only offer 70%
*
Wow you get lowest 2.85% !!!! Congrats

Aftter my MBB loan approved, my PBB's sales called me said try appeal to 2.85%, in the same time I received call from PBB's bank officer said no such thing as 2.85%, PBB lowest offer is 2.90%

HLB's sales also the same, once they knew you going to sign other offer, the sales personnel will counter you better rates, but it just a "verbal promise", i doubt that can be fill up

Bro all the bank offer you 2.85% for first 2 years ? after that above 2.95 above ? Thanks

Hi every1, need advise on below:

1. Option A
Loan amount: 90% of spa( no mrta) : full flexi@ bout 650k
Tenure: 31
Rate: 3.1%

2. Option B
Loan amount: 90% of spa ( RM2K mrta financed onto loan amt once off): semi flexi
Tenure: 32
Rate : 3%

The history of BR & BLR/BFR for option A is lower than Option B for past 6 years as at 14.07.20.

Which option will u take?

Existingly i have mlta, if take Option B,  do i ned to top up my mlta?

Thank you
*
why so cheap RM2K mrta for 32 years or per month ?

hey all, want to ask some opinion on the follow loan packages offered to me (property for own stay):

1) MBB (joint loan)
- 500k (90%) + 13.5k (MRTA, 25 years)
- 2.95%
- semi flexi, no need to inform on deposit or withdrawal and only charges on withdrawal (RM 25 per withdrawal)

2) RHB (joint loan)
- 500k (90%) + 21k (CLTA, 25 years)
- 3.00%
- full flexi, no need to inform and no charges.

Should I go with MBB for the lower interest rate (don't see a huge deal breaker with the RM 25 withdrawal fee)?
*
Try to Negotiate with RHB to get 2.95% because CLTA is full loan amount coverage along the tenure !!!!

Hey all, thanks for the input. Forgot to include the info for the insurance:

1) MBB (joint loan)
- 500k (90%) + 13.5k (400k coverage, MRTA, 25 years)
- 2.95%
- semi flexi, no need to inform on deposit or withdrawal and only charges on withdrawal (RM 25 per withdrawal)

2) RHB (joint loan)
- 500k (90%) + 21k (310k coverage, CLTA, 25 years)
- 3.00%
- full flexi, no need to inform and no charges.
*

no wonder only just 21K only for coverage sum 310K, because i being charge almost CLTA 25K 10years for 663K

Hi, newbie here.

Loan amount: 790k (90% + MRTA)
Tenure:35 years
Rate: 2.95%
MRTA: 1.9k / 10 years
Monthly: 3,000

Is this good or can be lowered?
*
Better get MRTA equivalent that cover the full loan amount along the tenure !!!! will be slightly better and no hassle if something went wrong

Since it's still undercon, you can only serve interests only repayment til loan fully disburse.

Bro please help me to understand below scenario:

Let said loan + MLTA = RM500 and project under construction will be ready 2025

so meaning that if i dump 30K to my bank loan account it will not reduce the principle & tenure ?

in this case what is reducing behind the mechanism

Sorry to ask this noob question and thanks

What is the lowest rates currently? 2.90? 2.80%? Or even lower?

Is 3.0% for a HL considered "too high", or is it acceptable?
*
3.0% definitely on the high side and many member here getting a good interest rate as low as 2.8% but also depending on the loan amount with or without MRTA / MLTA

Reduced installment means principle has ALREADY been reduced due to advanced payment, doesn't it? Unless I'm misunderstanding. Just because your installment is 1.3k (for example) doesn't mean you can't continue to pay RM1.7k....
*
Not sure I get the story right in the first place? I assume dump certain amount in principle it will only reduce the tenure whereby monthly amount will be remaining the same ? Anyone can clarify this ? Thanks
