Hi all,

Wanna ask.. If one's income is purely based on commission. Will bank approve the housing loan?

Comm monthly arnd RM16k + Rental income RM3000 (Not stamped but shown credited to account.

Commitment: Housing loan and car loan (RM2400).

Just wondering how banks calculate the Debt Income Ratio and the percentage set to calculate the income for commission and rental income.

Also how much is the property eligible to purchase.

Dear Professional Mortgage Loan Officer,

Recently booked a unit for almost RM1.6 Mil undercon Property under HOC, just wanna check, is bank more stringent in terms of approval towards loan application for landed properties more than 1 Mil? Have applied for MBB and PBB, now considering another option. There seems to be a grading criteria for each applicant. I've only bought one property 6 years ago under joint name. Bank said my scoring is 'D' for PBB and 8 for MBB. What does it actually indicate? Is it intricate for loan approval. I dont mind getting Margin of 80% or 85% loan. Bank said the reason for my poor scoring was that i do not have an individual loan of my own and do not have any credit card of my own. I mean, ive been trying to eliminate bad debt and unnecessary spending using credit card. I dont need a credit card to exert proof of my payment, wherebymy current house exhibit a non arrears of 0000000000 for 12 months consecutively. I'm a pure comm earner with my current property reflected in CCRIS rented and earning rental income.

Just curious what does the scores actually indicate? I tried to search online on the meaning of scores but failed. Imoney RAMCI results showed that ive got a good scoring, likewise.

So, im perplex overall. sad.gif

Hi.. Yes. Can give me the number. The banks kept asking me to get a joint name or guarantor. But im not interested in that. But im not sure if hsbc bank is the panel for undercon project.

Ya, recently ive got credit card with HSBC but terminated it after 1 year. Cause not interested to have credit card.

Btw, i thought foreign banks will be slightly more stringent in terms of bank loan application.

Today i received reason from rejection frm appeal from my banker saying that the credit dept asked why i purchased 2nd properties 1mil and above whereby my 1st props was only 300k +. Aiyo, if i purchase this as 3rd props, i will need to fork out 30% downpayment. sad.gif . Got this reason also for rejection? MBB said scoring ok. Still under appeal

Anyone has any input on the approval rate for rhb bank and cimb bank?

Im looking for RHB Banker. Someone with ample experience in case mitigation and willing to go the extra mile to assist customer.

Submitted my loan to maybank, so far no reply yet.

Loan problem. I find it weird Ccris nice ,scoring nice, dsr nice, loan rejected. Is it project problem. I dont mind getting 80%. Also wondering if remaining loan tenure for project 88years is viable to buy

Whats the best interest rates for 1Mil above loan.

Recently got my loan approved from few banks.

Now looking at possible interest rates. Is it possible to get 4 or 4.1% now with MRTA?

Sorry to hear the losses you've suffered.. Should open another thread to testify your loss to the public.. As the public still do not know about the consequences of following these self proclaimed guru..

Never ever trust any self proclaimed property guru. They are out there to profit from developments, duping cash rich investors with no or little knowledge about property investments.

The real property guru is free of charge. Because they dont need to conduct seminars etc to proove that they are property guru. As they have already made most of their cash through property investment.

Ya... Initially most of them start out as independent property reviewer, but in turn go paid by developers to sell their project.. Its conflict of interests already.
