No I've repeated a lot of times in here. Just look into the ELR.
If both are the same then compare into the following
1. Online service
2. Location of branches around you
3. Fees and charges
*
so since after BLR changed to BR, we do not need to worry about economy/market inflation, volatile and OPR will impact our loan rate ?

hi guys,

i have signed SPA and made full payment for all fee.

Lawyer saying that they are working on:
"proceeding with the loan documents and procuring all the relevant confirmations and undertakings from Developer, Master Chargee and Bank and compiling all drawdown documents."

anyone know how long would this take? Now i'm not sure whether i need to lock my money in Fixed deposit, as i'm taking Flexi loan, later suddenly need to cancel my fixed deposit then put it into flexi loan account.

Hmm don't think so, what was written in your agreement ?
*
i'm referring to Schedule of Payment, installments Payable.

1) immediately upon signing of this Agreement 10%

2) within 30days after receipt from the vendor:
(a) the work below ground level including piling and foundation of the said Building comprising the said Parcel 10%
(b) the structural framework of the said Parcel 15%
© the walls of the said Parcel with door and window frames placed in position 10%

.....http://mypf.my/2016/11/02/malaysia-property-progressive-payment-schedule/

so is parking level consider as structural framework of the said Parcel ?
now they built until level 3, my parcel is level 28.

I would assume it's 2(b) on structural framework
Yea well sometimes you want to enjoy free things you have to go with the developer lawyer, otherwise if you want someone to represent you, then you'll need to pay for the lawyer fees
*
yea , what is structural framework ?

M2U is showing my loan as "maybank conventional loan" but it is still semi flexi as i can see the interest payment lower when i put in money. is that normal and the same for everyone ?

I don't have MBB mortgage loans, but according to my MBB sales-banker associate, even for flexi, every single ringgit paid into the loan would be considered as advanced payment, without having to notify the bank. The only time you need to notify them is when you need to withdraw these advanced payments.
*
Advanced payment means reducing principal loan?

If it's a flexi loan, then it'll have the capability. Your letter offer would have stated the term for prepayment.
*
I checked offer letter and facilities agreement both didn't mention off set cap, I checked with Maybank agent she said no cap can 100% offset on interest.
