need some advice, im currently buying a house property worth RM500k. i have some credit card out standing balance but i always paid either minimum payment or full amount on time, i check my ccris my record was ok. but banker still insist wan me to get join name which i cant as if i join my relative i will mostly get 70% loan approval only. so far only CIMB and rhb bank say my record should be no problem, but other bank like not really give me a good secure answer. any advice?
*
hi, even you pay minimum payment for your credit card, bank will calculate it as your monthly commitment, that is why your banker told you to get joint income to increase your DSR ( Debt Service Ratio. )

QUOTE(Incarnation @ Feb 24 2019, 11:19 PM)
Hi, i would like to ask does high credit card limit would affect housing loan application?

My current total credit card limit was 8x of my salary, but i always settle on time, no late payment.
*
higher credit limit only will be affected the personal loan or credit card application. it won't be affect your housing loan application.

QUOTE(propusers @ Mar 2 2019, 12:26 PM)
if I have share margin account with 200k limit, but already sold all the shares and clear the margin... the share margin account is 0 debt now...

will the 200k limit (with 0 debt) affect the loan application? if yes, in general, how many % of 200k will be added to my DSR commitment part? 200k x 5% / 12 = 833.33?
*
share margin won't be take into calculate of your DSR.

QUOTE(blancpain4470 @ Feb 19 2019, 08:19 PM)
Banks are not stupid. This is essentially a current account with overdraft facility and they have to charge you a fee for that flexibility
*
Alliance bank overdraft facility do not have any monthly fees. only have half yearly current account maintainance fees of RM 20.

Hi,

I just bought a house, sub-sale unit. The price is RM500k.

My down payment is 10%. So, my loan amount is RM450k.

The property agent had arranged 2 bankers from RHB and Public Bank for me, but I plan to apply from other banks as well.

May I know which bank offers the lowest BLR rate now? Thanks.
*
there is no bank to offer BLR rate at this moment. Now all bank is offering BR which is call base rate. If you are buying subsales you can submit your loan application to other bank as well. Because different bank will offer different interest rate and term conditions.

hi all

i just book 1 house at serene height and my loan is approved (90%) with MRTT. I would like to know what shall i choose :

MRTT - 32 or 10 years

or MRTA/MLTA

i shall be 40 years and this is my first house
2) should i take 80% and used my KWSP to pay off the deposit since my loan is around rm3100 -3200 per month 4% interest for 30 years
thanks
*
Hi, MRTT is cover for dealth and TPD. is depend on you want to cover until what age. if you plan to sell your property in 10 years later on then you can choose 10 years.

you may check with your approved bank whether allow you to dump in extra money into loan account to reduce the principal and interest rate.

Anyway you can check with your approved bank because they are responsive on your loan account whereby we are here just give our opinion for your reference.

QUOTE(takumitan89 @ Mar 7 2019, 10:28 AM)
hmm. CIMB had approve my loan, so far only two bank approve my loan, MBB only will approve my loan for 70% margin as they say its MBB set the margin for the developer project only ...
*
CIMB offer good housing loan rate. you can consider to take it. if other bank offer you lower interest rate with low margin of finance, you also need to take out alot of money to pay for downpayment.

Hi, need some opinion here.
Recently I have applied for loan from MBB and it got approved
The approved amount is 270k with BLR 1.55% and base rate 3.24. So the effective rate would be 4.8%. I think this is way too high as I heard mostly it's about 4.4%.
MRTA was included which total to about 13k++. Not mention for how long. But is it possible to opt for shorter duration for example 15 years because I plan to pay off the mortgage in about 10 years.

My question is what is the usual offered rate from MBB now?
MRTA duration and is it overcharged mine ?

I've been called by the bank agent to sign the LO and just knew about this figure. I think this is not the best that being offered to me right now

Many thanks
*
based on the loan size, the interest rate that MBB offer to you is acceptable.
MRTA you can ask your banker to provide you the quotation so that you know the MRTA premium is cover for how many years. In case you feel that don't want to cover for so long period, you can ask for change the coverage tenure.

I read through some of the threads regarding RHB's full flexi and I can only say many people are also confused

Many replies come with the generic answer "Interest is only charged on Principal - Current Account Balance for full flexi" which is the case for most full flexi loans, as I have mentioned

But after further digging, to offset the principal in rhb, you have to do a "prepayment" in multiples of RM1000, and on top of that you cannot redraw this prepayment before the loan is fully disbursed.
Which really makes it more like a semi-flexi loan rather than a full-flexi, which some people have also commented on.

Maybe lifebalance or some other expert in rhb loans can clarify?

you may call this number and i'm sure they can explain to you very detail.

Call our Customer Care Centre numbers for ALL your banking services.
•Overseas and West Malaysia: 03-9206 8118

in case they can't explain to you then i think you don't have the confidence to accept their loan.

Dear all, is it true that the capped interest is same across all banks?

Got an offer from HLB for rate. 4.4% 35yrs with min MRTA but 30% capped for semi flexi.

For full flexi is 70% capped interest.
*
Alliance bank no capping on prepayment.

Hi All,

PBB is offering me 4.28% pa for the first year loan and subsequently 4.4% pa.

As informed by their loan officer, I'm entitled to RM395,100 loan and I'm purchasing a new house RM378k. I am thinking of getting the RM395,100 loan and use the extra cash to buy furniture or do minor renovation.

My question is, is it worth to take the RM395,100 loan?

Will be paying RM1966 for 34 years.

Your advise is very much appreciated.

Thanks
*
entitled loan and market value is different. so you need to check with your loan office how much is the market value.

example, market value is 436k, Margin of finance is 90% so is 392,400.

lets said you entitle for loan 392,400, but your purchase price is 378,000.

if you want to get loan amount of 392,400, then your Sales purchase agreement need to follow market value 436k then stamping fees will charge based on 436k.

if you take purchase price of 378k, then sales purchase agreement will follow 378k and stamping fees based on 378k.

Bank won't decline ur loan if u didn't apply with credit card. It just a bundle for ur application. Housing loan can approved but credit card can be reject.

Normally privilege banking , relationship manager only focus on wealth product, so they still will refer to their mortgage staff to process the loan application.

I viewed one of AdrianWee's youtube yesterday, and he spoke about the flexibility for PB customer in obtaining loan.

I remember two years back, spoke to HSBC, and they have sthg called "Document Waiver Package". (I only have HSBC PB)
1. Proof of Nett Worth > 1Million (FD/EPF/Property/Share/etc.)
2. No need Income Documentation
3. Can borrow 60% (Downpayment 40%)

I wonder if there is such "flexible" package available for others bank.
*
Nowaday bank do need income document to support the repayment due to AMLA issue.

I think I did not sign any. I read all doc during i sign.

Also, they need me call and cancel. And recently ask me to pay RM25 for the card.  mad.gif  mad.gif

Only Alliance do this kind of thing. For me its not ethical
*
i'm from Alliance Bank but i won't do this kind of thing like apply credit card without client consent.

this is consider miss use of customer information and is very serious issue.

you can call to contact centre 03-55169988 to highlight your issue to them.

by the way, bank only will process your card application if you sign on the application form. Unless your banker or loan agent help you to sign.

there is 2 type of credit card application form.

1. mortgage bundle credit card application form

2. stanalone credit card application form.

hope this info can assist you.
