Assuming your credit check is good, bank can give u loan for abt RM3k monthly. Probably eligible to go for RM700k house with 10% dp and 35 year loan tenure.

The question is whether you want to go max out for half your net monthly paying loans? Probably not. Its probably a good idea to leave some balance for regular savings and contingencies.

On the other hand, your salary should also increase in the future. Take this into account, dont be too stingy and think long term use.

I will also probably go for a house budget of about 500k. Quality of life is important.

Go for 90% loan which is about 2k monthly.

Since TS has 310k liquid, that means 50k downpayment. Maybe another 50k budget for legal/furniture/renovation. Lets say 110k total.

Balance 200k, I will.split. 100k to put in flexi or ASx fund.for emergency fund.

Another 100k I will go for international investments for long term using some ETF. I will continue to add to this portfolio regularly.

Note that Im not in favor of being "debt free" and using his cash and epf to minimize loan.

Another thing, is TS salary at 38 is on the low side. Need to look at opportunities (promotion/job change) to bump that up.

Wah..30% dp is too tough for most Malaysians first time buyer. And also one need to reserve cash for furniture, renovations.
