sharing on my recent loan offers.

RM700k
34 years

1st Round
RHB - 3.85%, MRTT 21k (said need minimum 3% of premium coverage to get this interest rate), full flexi
PBB - 3.85%, MRTT 21k (said need minimum 3% of premium coverage to get this interest rate), semi flexi
MBB - 3.8%, MRTT 4k, semi flexi

I then shared above offers to all banks and ask them to counter offer each other for lower monthly instalment

2nd Round
RHB - 3.9%, zero MRTT, full flexi
PBB - 3.8%, MRTT 2k, semi flexi
MBB - 3.8%, MRTT 4k, semi flexi (no change)

In the end chose MBB since I have been using it since forever for my salary, car loan and credit cards.

Quite high. FYI I'm getting 3.55% ~RM600k 33years, from PBB, MBB & RHB before any appeal. once I get official offer letter from all, I will ask them to compete with one another.

Mine is for second house also, the first house is still under mortgage. Please go and survey with other banks. Just need to whatsapp them your salary slip, epf, etc. Not much of a hassle at all. Nothing is binding until you sign the offer letter.

If all banks offer similar rate, then it may mean your credit history is not that good.

latest loan offers received

RM600k
33 years

1st Round
RHB - 3.55%, MRTT 16k (said need minimum 2.5% of premium coverage to get this interest rate), full flexi
PBB - 3.55%, MRTT 6k, semi flexi
MBB - 3.6%, MRTT 10k, semi flexi

I then asked all banks to appeal further to get lower monthly instalment.

2nd Round
RHB - no change from previous offer, but they gave alternative to waive MRTA but with higher interest rate 3.65%
PBB - no change from previous offer.
MBB - no change from previous offer.

In the end I chose PBB.

my conclusion:
1. lowest interest rate so far is 3.55%
2. just because you have a lot of facilities with a bank it doesn't mean they will give you the best offer. I have credit cards, hire purchase, mortgage & salary deposit with MBB but their offer is the worst among all banks. contradicts with my experience last year.
