On the fixed rate loan, can it be really that low, 3.27%?? I personally think if fixed rate 3.75% is also a very good deal aldy since mortgage usually 30-35yrs commitment.. Kindly share with me if true, thanks.

ya ya, seems too good to be true tbh. i think there must be a misunderstanding somewhere, never saw a deal this good

Hi,

How much loan can I actually get and what are the best rates currently for the following?

What type of loan should we opt for too?

Nett around 4300

No commitment but have credit card

Current SPA price - 820000

Will I be eligible to get a loan for the price above?

Thanks

you really sure want to max out your loan? sure u dont have commitment now but not forever. this is a big commitment, even if the house you want to buy is for investment, i dont think is a good one.

Hi there, just discovered this topic. I just booked my first property and was asking a CIMB bank representative whether I can apply for the skim rumah pertamaku, but he mentioned that the interest rate is much higher (but I dont know how much higher) even though it is possible to get a full loan. He said that it's actually more worth it if I can fork out the down payment (about 20k).

So I just wanted to ask, is it actually worth to pay 20k straight and loan the remaining with lower interest? Sorry if this seems like a stupid question, its just that 20k is a majority of my invested money already so I'll have to take most of it out.

Edit: I read about another BSN youth housing scheme too, is that also at a higher interest?

Edit 2: He also mentioned that the normal loan is flexi and the skim rumah pertamaku loan is a fixed loan.

I read about BSN youth housing scheme just now. After simple calculation, although government pay RM200 monthly for 2 years, in the long run you will pay more to the bank due to higher interest. I think it's fixed loan as in if you want to sell your house in 10 years, you still need to pay all the loan balance for the remaining years of tenure but im not sure.
