Hi all,
Wanna ask.. If one's income is purely based on commission. Will bank approve the housing loan?
Comm monthly arnd RM16k + Rental income RM3000 (Not stamped but shown credited to account.
Commitment: Housing loan and car loan (RM2400).
Just wondering how banks calculate the Debt Income Ratio and the percentage set to calculate the income for commission and rental income.
Also how much is the property eligible to purchase.

I'm going to buy property price RM370k for 35 years loan tenure. Anybody knows best rate offered by PB for this amount? And normally how much I need to pay the bank loan legal fees? (Islamic)

I'm planning to refinance my existing house with market value approximately 900k for bare house. I did some renovation which cost me around 150k. The house was purchased in early 2012 for rm600k and current outstanding loan is about 530k.
As I know (based on my reading early last year), cash out on refinancing can only financed up to 10 years only. is it still applicable? heard about only approval stage need to pass the "10years capability requirement" but repayment can be made for 35 years. Again, is this still applicable?
Put aside concern on my income and commitment, how much approximately the refinancing amount could be? which bank offer better rate?

Hi
This is related to a home loan but from a seller's point of view. Here's my dad's situation. Any advice appreciated.
- sold his fully paid up, freehold property this year for 1mil. The property is more than 10 years old, so no rpgt - buyer and my dad/seller share the same lawyer recommended by the RE agent - buyer paid 2% (20k) booking and 8% (80k) when signing the SPA - buyer took a 700k loan and letter of undertaking from bank had been issued. We hv a copy of this provided by the lawyer. - lawyer is asking my dad to hand over the original house geran to initiate the transfer process - we are asking to get a written confirmation from the lawyer to show that the buyer has deposited the balance (200k) with them before my dad passes them the original house geran - lawyer says that they can show us the transfer slip for the differential sum before we give them the geran
Question : is this normal procedure ? I.e. The last step ? Shouldn't the lawyer confirm that they hv received the entire differential sum (900k) before we hand over the house geran ?

Stamp duty for loan is 0.5% of the loan amount. The disbursement fee that you mention if is inclusive of the legal fee for handling the loan documentation then will be substantial too. The legal fee follows the fee scale - just do a google search and you will be able to get it. Other than legal fee under the disbursement, the fees and charges incurred for searches and lodgement of documents etc are much.
