QUOTE(kamenrider31 @ May 28 2024, 09:10 PM) Hi, want to ask some questions regarding my housing loan. Just call them and cancel the card. If you really want, report to BNM cause they cannot force a bundle and send cards unsolicited to you.Recently I applied for housing loan with Public Islamic Bank, and in the letter of offer (LO) stated that need to take credit card, which is okay for me. Fast forward, my loan approved and they sent me not one, but two public islamic credit card platinum, one visa and one mastercard. So my question is, since the LO stated the need for the credit card, I really need to activate the card right? But do I have to activate both of them? Or only one will be sufficient? And what will happen if I didn't activate both of them? Currently have already signed SPA & Loan Agreement, awaiting the lawyers for stamp duty etc. Loan is not yet disbursed to the developer. Thanks in advance 😁 |

I have an existing loan with RHB, 4.25%. If I can get it refinanced at 3.85%, should I go for it?
What are the costs involved, from A to Z? It’s a single name loan/title with title perfected, |

QUOTE(persona93 @ Jun 25 2024, 11:35 AM) hi good day MRTA is not necessary. Discuss with the loan officer what’s the absolute lowest. You can shop around too. Some will allow as low as 10 years for half the loan amount.got an offer of 3.85% for 949k full flexi but MRTA 54k, total loan 1003m what would be a good value to reduce it to? i understand that MRTA is another type of insurance incase of death but i have already got life insurance and is it possible to pay the MRTA value in cash rather than parking in under the loan? thank you very much from a first time buyer |

QUOTE(davidxxx @ Jul 4 2024, 04:26 PM) yes, you can. write in to your home branch and seek for interest rate revision. If u got the other bank refinance offer letter, lagi best, the home branch usually use this to appeal with HO to the interest rate. But provided you can get offer letter before signing and get to your existing bank loan in the revision. Usually u get the offer letter when meet up with the loan agent and sign on the spot. Are you really sure? If can, surely everyone do this right.Any costs involved to interest rate revision? Do you know of actual successful cases? |

QUOTE(rocketm @ Sep 21 2024, 03:18 PM) Hi guys, BT is taken into account by some not all banks. CB HLB BT was penalised by HLB only, no other banks had an issue. HLB says I need to.clear my BT with them if I want the best rate at 90% financing.I have 4 credit cards, planning to cut 1 cc once I got the reward credited to my cc account. So, I have 3 cc (active) and 1 (will not using it starting from next month). All cc are pay in full before the statement due date. My questions are: 1. Will bank reject my home loan application if they see I have 4 cc in my ccris record? 2. I have a balance transfer (BT) plan and a EzCash. I noticed only the balance transfer has a record in my ccris. May I know does BT and EzCash are included as my commitment section be in the DSR calculation? If yes, the commitment is taking the monthly amount or the total unpaid balance divide by my monthly net salary? 3. How long does a cancel cc will disappear in my ccris? Thank you. |

QUOTE(vin39 @ Jan 1 2025, 09:47 PM) What is the current going rate for loan below 500k? My friend was offered 4.4 by RHB for semi-flexi. Was wondering if I should advice him to nego. Pretty sure if he's got a good credit profile and earning capacity, can get at around 3.85%.Mine is with RHB for a property below rm500k done during the lowest OPR rate during Covid and 100% loan, my current rate is also 4.25%. Still lower than his. He should be able to do much better now. |

QUOTE(szeken1997 @ May 19 2025, 09:29 AM) Hi All Sifus. Go for bare minimum but make sure you have sufficient term life cover, and also sufficient liquid assets for your spouse to pay off in the event of your untimely demiseNewbie here. Need some guidance on the loan package offer for first house. MBB Loan Amount: 300k MRTA: 3198 Covering 300k for 10 yr Tenure: 35 yr Rate:3.9% Installment: 1324.35 PBB Loan: 300k OLDTA: 5105 (Self Finance) Covering 80k for 35 yr Tenure: 35 yr Rate: 3.30(first yr) 3.85(second yr and thereafter) For PBB, currently my agent told me that I can take additional 220k coverage insurance with yearly premium of around 3k. Would like to ask if there a must to buy this additional insurance to cover the remaining 220k or i can just stick with the 80k coverage. Also which offer is more recommended. Thanks in advance. |

QUOTE(ruben7389 @ Jul 12 2025, 01:25 PM) Any idea on the mortgage amount? I see my account online , the interest rate shows a lower rate but installment amount still the same It will be adjusted lower but only after you've made payment. I assume you have not had a payment due since the OPR reduction yet? Need to wait for that to be settled. But not to worry, backend calculated since the day the bank announced the rate revision, either 1 or 2 days after BNM announcement.Shouldn't it show a lower amount also then ? Thanks for ur advise |

QUOTE(AtMostFear @ Aug 12 2025, 12:19 AM) » Click to show Spoiler - click again to hide... « latest loan offers received RM600k 33 years 1st Round RHB - 3.55%, MRTT 16k (said need minimum 2.5% of premium coverage to get this interest rate), full flexi PBB - 3.55%, MRTT 6k, semi flexi MBB - 3.6%, MRTT 10k, semi flexi I then asked all banks to appeal further to get lower monthly instalment. 2nd Round RHB - no change from previous offer, but they gave alternative to waive MRTA but with higher interest rate 3.65% PBB - no change from previous offer. MBB - no change from previous offer. In the end I chose PBB. my conclusion: 1. lowest interest rate so far is 3.55% 2. just because you have a lot of facilities with a bank it doesn't mean they will give you the best offer. I have credit cards, hire purchase, mortgage & salary deposit with MBB but their offer is the worst among all banks. contradicts with my experience last year. |

QUOTE(unnamed02023 @ Aug 15 2025, 12:18 PM) Hi, I received email from HLB with new installment amount starting in September. When did you take your loan?want to ask, the new amount increase RM300 from my original amount, is this normal? During the end of the Covid era, did you adjust your monthly repayments higher as the interest rates increased? Did you apply for any moratorium etc? If you followed every single interest rate adjustment to your loan period (higher and lower), then logically your interest rate should decrease. It increasing by RM300 means likely you have erred somewhere. The bank is unlikely to make any mistake |

QUOTE(wolf91 @ Aug 23 2025, 10:01 PM) PBB counter offer. MRTT premium is 53k for full sum 35 years coverage. But they removed critical illness coverage for 200k and change rate to 3.55%. How much MBB MRTT premium? If large difference, still go for MBB.MBB cant counter offer, their rate minimum is 3.60% My age is 33 y.o. Why your PBB can't give you minimal MRTT? |

QUOTE(Pain4UrsinZ @ Oct 11 2025, 11:55 AM) Generally you can get the best rate at 90% financing and 35 years tenure already. I believe the best rate now is 3.55% or 3.60%. Some banks may give you 0.05% lower for lower financing rate or shorter tenure, that's about it.Logically if you go for shorter tenure or lower financing rate, there is lesser risk for the bank. And as such should have a lower interest rate. But while that is true in developed countries like USA, Malaysia doesn't have much dynamic pricing like that.
