1. calculation of debt service ratio is base on 10 years tenure. If debt service ratio is pass, then loan tenure can follow 35 years or age 70 which ever earlier.

2. if the property is without the loan, normally may take 1 to 2 month for loan disbursement.

otherwise you wont apply few bank and compare their loan package. Most of the thread here you will find out client is asking for which bank offer lowest interest rate in the market instead of asking what is the suitable package offer to them.

i'm in the Mortgage industry for more than 10 years so I know it.

some client even asking got bank offer interest rate lower than 3.8%.

No need to worry about the DSR , let the bank do their work. In fact different bank have different view of your profile, scoring and income calculation.

paying 2 loan account is standard for refinance existing home loan plus cash out term loan.. If apply cash out in overdraft then no need to serve installment if you didn't utilize the fund.

If your payslip do not show the home loan deduction and the CCRIS record, technically you can get 90% loan.

proof of saving is to show how you gonna to pay downpayment. Normally need to show 10% saving of the purchase price.
Lower interest rate is not relate to the saving that you have.

it will base on total outstanding amount show in your CCRIS record x 5% as your monthly commitment.

for example, CC outstanding balance 10k, calculation of commitment will be 500.

personally i will prefer conventional loan instead of islamic loan. all consumer home loan will use SBR rate but SME loan will use BLR rate.
