When u get 50% loan margin whatever progress billing beforehand will need to settle directly with developer by cash….no need to wait till that portion done before getting a loan
QUOTE(vspl000 @ Apr 25 2023, 08:25 PM) Dear all, would like to seek your advice on below matter: My parents are looking to acquire a new launch project schedule to complete by 2026. Currently my parents would like to pay the progressive stages using cash, and may take up a loan halfway through the progressive stages. I have checked with my banker from other project and he advisde agaist this, he advised us to take up loan now and make early payment when have extra cash for better cash flow. The banker also suggested that once the end financing has been utilized fully for a project then we can not go for a loan by then. However, I have checked with the new launch project SA and he mentions that for bigger developer it wont be the case as they have more panel banks and will not be utilized fully. So my questions are: 1) Should we go ahead with cash progressive payment and only decide to secure a loan halway through the stages(eg 50%)? 2) Will there be any diffculties or caveats to securing a loan when we have made a total progressive payment of say 50% at 1.5 or 2 years later depending on the progress. Thank you. |

So long you have 2 ongoing mortgage then next purchase will be LTV 70% QUOTE(kruzae @ Apr 30 2023, 05:49 PM) Hi. I wanna ask, let say I bought my first house in 2017 with bank A, then in 2019 my parent gave (not sale) me their fully paid house, which i subsequently refinanced with bank B under my name. Now if I want to buy another house (technically my 2nd house purchase), can I still get 90% margin of finance from banks or I can only get 70%? Do they count my refinance as property purchase? kruzae liked this post

You could be right and/or the MA already study your profile and submitted to the only bank with highest chance of getting approval, pointless to submit to tons of bank if those are not suitable for one profile

Own stay? Better take up life insurance for the shortfall now rather than after 26 yrs
QUOTE(lazybugis @ Jul 7 2023, 05:15 PM) hey guys, Got an offer from bank for 90% facility with 3.95% rate for 33 years. At the same time offered MRTA for 25 years. I don't have the budget to go for full MRTA tenure. So, I'm considering taking life insurance at 300-400k to balance the future risk or backup after 26th year. Is this good approach? |

Yes, first step to assess the Market Value for your property and determine the balance mortgage sum. There will be associated cost i.e legal fee, stamp duty etc however some bank will finance it as part of the refinancing package. Good luck
QUOTE(Fantasia @ Jul 22 2023, 12:28 AM) hi, I have a cimb homeflexi smart loan principal of 190k for 35 years that I have been paying on schedule since 2016. my current interest rate is 5.25% (BR is 4% and additional 1.25% for spread). I just found out from my peer that my interest rate is considerably high. I believe this is due to me being a high risk lender as i was not making a lot from my previous job. I changed job 4 years ago which earn significantly higher and stable income. I was told that I can start looking for other banks to find a better rate to transfer my loan to a new bank. is that a wise way to do it? |

Opt for RHB, on lower rate and better coverage MLTT coverage same throughout while MRTT is reducing through the loan tenure
QUOTE(keaizer @ Aug 16 2023, 02:17 PM) guys this what bank offer me so need some advice RHB -3.9 % -MLTT for 30 years (insured 760k) -RM10/month mainteneance fee CIMB -4.1 (but maybe can get 4.0 he say after talk with manager) -MRTT for 30 years (insured 500k+500k me n wife name) both is full flexi with no capping this is for own stay which one is the best choice my concern is between MRTT and MLTT? |
