Also, you need to see whether there is any "penalty" when you decide to close the FD account and dump it into your loan account. In some loans, especially full flexi ones, not 100% of your extra payment goes to offset the principle; and in some semi-flexi loans, you incur service charge when you decide to withdraw this excess payment in future. Did you take MRTA to cover the full tenure?

If MRTA premium is paid as installment ie added to housing loan, willl it be based on the housing loan interest rate or as a separate personal loan?
I wonder why the banker shows 6% when calculating the loan interest rate for MRTA

Bank A 3.65%, MRTA min 5 years. Full MRTA in 29 years is RM33k
Bank 8 3.80%, MRTA min 2%. Full MRTA in 29 years in RM45k or MLTA cover RM 300k for 10 years RM10k
Obvious choice is Bank A, right?

What is the meaning "To proceed with loan application, need to wait for End Financing to come out first" ? I thought since the bank is listed as panel, means End Financing already settle?

Is lawyer fee = disbursement fee? Any fixed formula to calculate tthe amount?
I was told that I need to pay this disbursement fee during signing of SPA, is this true?

It is normal for bank to round up the monthly installment amount in its offer letter? For example, calculator show 2881.50 but offer letter rounds it up to 2890. For 30 years, the difference is 3060, more than 1 month installment amount.
There are now three different total amount: Total repayment shown in offer letter Total amount calculated from installment shown in offer letter Total amount calculated from rate, actual figure
I know that the rate will fluctuate based on SBR but assuming it is constant, why is there such big difference. Thanks
