Hi Sifu, I just gotten an offer from RHB.
Loan Amount - RM430k
Interest rate - 4.25% (without MRTA)
The banker is saying this is full-flexi loan without monthly maintenance fees.

Is the offer good enuf for me to accept?

4.25% is abit high. You can try other banks and compare the rate

Is there a thing call developer prefer banker? Is it necessary to apply loan thru agent refer by developer? Because I am applying thru bank’s my own.

Is it possible that I join my name with another person but loan is only under my name? Name 2 already have previous properties, I am afraid it will affect my loan rate (90% loan).

It's easier to apply through developer's bank panel. If the project is under the bank panel, no issue. Otherwise, the bank will not proceed.

Yes, because the banker who got the deal with the developer has put in a special deal with them to only pass them the loans to do.

And yes it will affect your loan margin if that person currently has more than 2 residential loan

Developer will using their panel SPA lawyer. So no need to be worry because developer sales staff will arrange for u.

You can inform the bank and they will help you to arrange the snp using the appointed developer lawyer.

That depends on you, in fact you are allowed to appoint ur own SPA lawyer when buying a project if you want to make sure your interest is protected.

Developer will normally offer to pay for your legal fees provided you use their appointed lawyers. But then again who would the lawyer side when there is a problem with the project?

My housing loan in alliance bank already almost 5 years having full flexi plan there. Every month RM10 charges for this full flexi plan. Should I switch other housing loan plan now like semi full flexi or maintain? I am fixed income employee and do park some money in that bank. Advice needed.

I heard that other bank like RHb full flexi is zero maintenance. what's cost like if refinance? or what about fixed interest rate 3.5% option?

Depends on ur loan amount.

There is no fixed rate 3.5% option out there at the moment.

Received MBB offer 90% 35 yrs at 4.15%

Waiting for HLB and RHB. Any idea if they would go any lower than 4.15? What's the lowest rate we have seen in recent times? Thanks.
