QUOTE(IceBikers @ Apr 7 2022, 10:10 PM) just get a loan reject from Maybank. Maybank require 10% downpayment amount in saving account or investment. For example, property price is 500k, 10% downpayment is 50K and Maybank required equivalent 50K of saving/investment is available U mean they need u to pay 10% DP and at the same time leave 10% with them?

QUOTE(Love^GM @ Jun 9 2022, 01:19 AM) Guys, I got a question. Let's say I got 100k, house property 700k, semi flexi. Option 1: Take 100% loan, then put in 100k to principle, to reduce interest. Option 2: Put in 100k, then take 600k loan. Will both be the same repayment? Or which 1 better? I don't want to pay so much interest for bank. If option 1 and 2 offers the same interest rate, I will suggest to go for Option 1. The extra 10% can be used for other investment with higher return, or if you can’t find any good investment you can still dump the money into the account, thereby ending up at option 2. You do not have the flexibility with option 2.

QUOTE(OrdernPay @ Jun 13 2022, 09:35 AM) question on HLB https://www.hlb.com.my/content/dam/hlb/my/d...re-sheet-en.pdfInterest is calculated on the Eligible Outstanding Balance, which is the difference between the loan outstanding balance (inclusive of charges) (“Outstanding Balance”) and the Advance Payment or up to 30% of the Outstanding Balance, whichever is lower. means extra money pump in only can save up to 30% of the intereset? Your advanced payment can offset up to 30% of outstanding. So as long as you don't pay more than 30% of the outstanding as advance payment, you won't have issue.

Anyone know how 70% loan works? The 30% has to be paid in lump sum or following the schedule?
If lump sum, then doesn't it benefit the developer, as they can get the additional 20% without competing the said stages in Schedule H.

QUOTE(MNH @ Jul 13 2022, 03:22 PM) Hi all, Im getting a loan with MRTT from a bank and I would like to exclude the MRTT and plan to get MLTT from insurance provider. But the bank said the rate will increase a bit 0.05% if not taking the MLTT from them (they also have MLTT to be offered). Is it ok for me to take MLTT from insurance provided with the increased rate? Any suggestion? Thanks in advance. Just take the min MRTT from bank to get the best rate

QUOTE(Sonnet Porky @ Jul 25 2022, 08:51 PM) Is it a good idea to have a shorter MRTA tenure? 17 years instead of 30 years? I feel like I don't know what I don't know when it comes to the pros and cons. If you don’t know the pros and cons of mrta, just stick with full term. You’ll be safer this way.

QUOTE(Nihonmaru @ Aug 11 2022, 11:04 AM) Good morning all boss I would like to ask Maybank semi flexi loan users, your interest rate reflected but the payment amount no change is it ? Have to calculate manually or anybody knows when the Maybank will reflect the updated amount No need to be so particular on the payment amount. Bank will adjust your installment when they deem fit. You can still pay more into the account to reduce the interest anytime.

QUOTE(Human Nature @ Sep 26 2022, 12:00 AM) When looking for housing loan offer, do you guys let the property consultant/developer find for you or you still approach the banks personally? Normally just approach panel banker for your project. Other banker will not even entertain you as it will be wasting their time if it's not panel.
