Bad quality is as it is.

If the site manager gives assurances, ask him to put in writing and verify with industry experts.

Is the problem because of roof design, roof material?

Strong winds can dislocate a roof tile and after a heavy rain the water runoff will flow into the house.

Interesting to see the current demand that will determine the price. If benchmark against Verdi, Mirage, Cristal Serin lelong sale:

Verdi biggest size unit 15xx sqft, launching price probably 900k, lelong transacted price 5xxk.
Mirage by the Lake unit size around 1000 sqft, launching price probably 700k, lelong transacted price 400k.
Cristal Serin unit size 15xx sqft, launching price probably 700k, lelong transacted price 4xxk.
Another newly completed property is from Lakefront Residence by MCT. 1390 sqft, launching price above 600k, lelong price should fall below 400k now. But guess this is slightly lower end standard (not luxury condo), non comparable to the above project. More towards Mutiara Ville high density standard.

Cannot be 100% sand bricks.
