soros, perhaps you should talk to the owners of mirage of the lakes that rented their units to ph....understand why they do so....perhaps you may find the answer there.....

its far too easy to say NO to ph, arabs and others......ultimately who is going to pay the monthly instalments of 3-4k every month??

anywhere investing or flipping is not a dirty word in property dictionary.....there is nothing wrong to say you intend to keep one for own stay and the rest strictly for profit taking.....

just don't have to pretend that all 3.5units are for own stay......

actually I was eyeing on grasilis smd also.....but all the living facing garden units all taken...left with other other units only....

but also need to count my lucky star....should I proceed....now I need to live on soy source and white rice lioa......

I meant to ask how much rental you got for your link house but I think its a bit p&c lioa the info....

Also some buyers complained about the grass patches in their garden

Someone is posting water patches in the garden after a heavy downfall.....

How can overall quality above average like that???? These are just some imperfection that made public. I am sure there are tons other that seg buyers rather keep to themselves.

I am not sure the houses so close to pool of water good or not......

unless setia really filtrate the so called 'creek' water well........otherwise there are more negative to positive for having houses backing over creek.....beside mozzies breeding ground....there are hosts of other small animals (frogs and etc) will visit these homes soon.

actually its more like canal than islands..... a bit misleading in terms of marketing....

I guess they cant use canal homes maybe bcos there is already a canal city in the making?

Yeah....u have to make sure that the pump is not breakdown otherwise it will be stagnant.

yes that was what they promised before the construction started...they said they "learnt" the mistake in SEP and this SEG should be sky blue color.......

My guess is that the body of water is not large enuf to have reflection from the sky to have the total bluerish color "canal".

Jade Hills has done a wonderful job with their lakes in front of club house.......... icon_idea.gif

so early already got divisions among the mainlanders and islanders lioa lah? how about rich fello and his poor cousins?

draw from SEP experience....the access is via guardhouses.
if there is a dedicated guard house before islands, meaning other people not living in the islands (yes including ye mah ku cheh from the mainlands) cannot bring their furry friends even for an evening walk there.....

To correct everyone's perception, the higher premium paid for islanders is not exactly exclusively for access....they were for the premium water facing/backing ambience, lower density and the construction of body of water (like dig up canal and fill up with water)...

that is not meant to divide classes of homes...or see it as rich vs poor, bcos islands too got link terraces.

Even for SEP, the two biggest "lakes/river" are not within the most expensive precincts......and their most expensive precincts got only tiny lakes.....perhaps more intimate feel qua.....haha

reputable developers like Setia wont throw price lower than previously sold price to attract new buyers lah...

maybe they give freebies or jack up price a little bit but give larger discount for feel good factor nia.

even their duta villas in setia alam, despite very poor sales....they didn't throw prices

developers always targeting own stayers for their projects but its the flippers and investors that usually smell the blood first when property 1st launch.
Ownstayers usually think too much and over-analysed before making the first move.....

when a project didn't get the attention of flippers and investors....in my books its a doomed project..................

if you are referring to Fennel....its not exactly throwing price per se.
they are still selling from 700psf up.....its still higher than previous fennel launches and about the same as capers subsales.....

but these 700psf units are larger units with dual keys.....so need around 1mil to buy....I wont called it throwing prices.
